 The Arborfeld Garrison LandownersConsortium, which relates to land at theGarrison, Dovecote Nursery and part o Westwood Farm, wants your eedback…Welcome to this consultation by theConsortium which is a key component in thedevelopment o the wider Arborfeld GarrisonStrategic Development Location (AG SDL).Since the Core Strategy Examination in April2009, the Consortium has been working upproposals or the development o around165 hectares in the central and northern parto AG SDL or new mixed use residential leddevelopment, designed in accordance withbest practice in sustainable development. This exhibition invites you to commenton the Consortium’s plans and relateddevelopment principles which will guide theuture sustainable development o the site. The Consortium’s proposals include:around 2,000 homes,a new district centre,a new neighbourhood centre,a new secondary and primary school,new streets, andgreen spaces/sports pitches.

THE SITE
 The Consortium’s application site is approximately 165hectares and consists o two main areas:
1) Arborfeld Garrison is located in the north and centreo the application site and includes a numbero military educational buildings and ancillaryrecreational and social acilities.2) The southern area o the site is semi-improvedpasture surrounding West Court.
West Court itsel and land immediately adjacent arenot included in the planning application boundary andseparate proposals will come orward at a later stage.Existing Ministry o Deence (MoD) married quartersto the north and centre are also excluded rom theapplication proposals as these will continue in residentialuse.Also excluded rom the Consortium’s planning applicationis land to the south o the SDL. This land (around 100+hectares) is under dierent ownership and will orm thesubject o a separate planning application in 2011.
GARRISON HISTORY
 The Garrison began lie in 1911 as the Remount Depotwhich was tasked with supplying horses to the militaryor both operational and ceremonial tasks. By 1939 thesite had been transormed into the Army Technical School(Boys), taking the name ‘Arborfeld Garrison’. It is currentlya training base or the Corps o the Royal Electricaland Mechanical Engineers and also the location o theRegimental Headquarters.Following a review o the MOD’s uture requirements,Arborfeld Garrison is due or closure in 2015 althoughRowcrot Barracks (around 45 hectares) is already partlyvacant.

THE OPPORTUNITIES
 The plan summarises the key opportunitiesand constraints on the site.Re-develop a signifcantamount o previously developedbrownfeld land.Retain and integrate existinglandscape eatures including trees,water courses, ecological andtopographical elements.
 
Enhance and deliver a movement network that uses existing streets and ootpathsto create appropriate publicly accessibleroutes and streets.Retain a number o buildings to includethe church, community centre, Stablesand the Moat. 
THE CONSTRAINTS
As well as the opportunities, the plansmust address the important constraints ondevelopment. Some o these are highlightedbelow:An aviation uel pipeline crosses the site tothe West.High voltage electricity power lines crossthe western edge o the site near theA327.Two scheduled ancient monumentswithin the site (the Stables and theMoat) must be protected.
