Summer Lull Results inFewer Listings and LessSelection
Greater Toronto REALTORS® reported 7,570 sales in July2012, a decline of 1.5 per cent compared to 7,683sales reported in July 2011. The decline was most pro-nounced in the condominium apartment segment inthe City of Toronto. Total sales in the rest of the Greater Toronto Area (GTA) were up compared to the sameperiod last year.
“Very strong annual sales growth in the rst half of 2012
and an earlier peak in sales this spring compared to2011 help explain more moderate sales this summer.New mortgage lending guidelines and the additionalupfront cost of the City of Toronto land transfer tax alsoprompted some households to put their buying deci-sion on hold,” said Toronto Real Estate Board (TREB)President Ann Hannah.“The GTA housing market became better-supplied in
recent months. Buyers benetted from more choice in
the market place, resulting in less upward pressure onthe average home price in July,” said Jason Mercer,TREB’s Senior Manager of Market Analysis.“The mix of homes sold in July 2012 versus July 2011 also
appears to have changed, further inuencing the av
-erage selling price. This is evidenced by the differentannual rates of growth between the overall averageprice and the MLS HPI®,” continued Mercer..(source:TREB)

Bring youthe Buyers
“I have a buyer for your home.”
How many timeshave you received a phone call or a knock atthe door from an agent who says they have abuyer interested in your house? Probably morethan you should be getting. Unfortunately thistactic is often employed by newer agents who are told to say such things as a way of gettingtheir foot in the door. That said, they actually just might have a buyer for your home. I knowthat when we approach you with this pitch it is because
we actually do have a buyer
whomay be interested in your home.
Buyers are selective in choosing the right agent for the job.
When you have worked for aslong and as hard as I have in this area you develop a reputation for delivering quality serviceand advice that is sought out by not only sellers but Buyers alike. We have a constant streamof potential buyers who come to us looking for that “perfect house” and it may indeed beyours.
How can we help you?
We believe in honesty and having expectations be realistic andachievable. Before you go and sign anything with anyone, talk to us. We may be able toprovide you with an experience that goes above and beyond your wildest dreams and if wecannot we’ll be right upfront about that.

Lindsay Kostyk
to the team
It is our pleasure to introduce a new member to the Mark Arn-stein Experience; Lindsay Kostyk. As a Buyer in today’s competitive real estate market, it hasbecome increasingly important to ensure that you have proper representation. As Lindsay puts it – “Just as you wouldn’t repre-sent yourself in a court case without your own lawyer, or worse, consult with council for the other side, it is essential to have aRealtor you trust that will negotiate solely on your behalf.”Lindsay’s primary focus as a Realtor is to guide her clientsthrough this adversarial process, ensuring that her clients feelcomfortable and informed with every step. In addition to be-ing kept abreast of the latest market conditions, clients will beinformed of new listings as well as the properties that haverecently sold. Clients will also receive up-to-date reports on theproperties that are viewed both online and through toursTo set-up a consultation with Lindsay call 416-489-3434
