Central Virginia / Charlottesville Market Trend: Market-Wide


Even though year-over-year August sales were basically flat (231 in 12 vs. 233 in 11), the positive three-year sales trend continues in the Charlottesville MSA. Sales of MSA single family homes continued to be strong with a 7% increase from last year. In addition, overall single family home inventory (-7%) and months of inventory (-13%) in the MSA were improved over both 2011 and 2010. Attached/condo sales were off 23%, though. August 2012 Median prices for both single family homes (-5%) and attached/condos (-10%) were down from 2011. While the inventory level for attached/condos was down 14% (from 497 to 429), Months of Inventory jumped 13% to 9.32 months.

Contracts written in August 2012 were up year-over-year in all 6 of the MSA areas. Fluvanna continued to be on a roll with an increase from 16 contracts written in 2011 to 41 in 2012. Charlottesville Citys hot streak slowed a bit with a drop in y-o-y sales from 49 to 33. However, Charlottesville City contracts written were improved (from 23 to 31) compared to last year. With the positive showing in contracts written during August, look for sales numbers this Fall to be strong.
