March 31, 2008. The Terraces of MountainHaven got its License to Sell. Less than fourmonths a�er, road concreng is 91% com-plete. Eighty one percent of all drainageworks are in place. On top of this, the verydifficult work of terracing all lots is nowmore than 80% complete!This display of commitment to deliver waslikewise met by strong sales from appre-ciave buyers. More importantly for thehomeowners associaon, the seed fund isnow at the P6.8 million level. Our develop-ment approach emphasizing terracing waslikewise met with enthusiasm. A foreignmaster planner even made the effort tovisit us just to see how we are doing it!
What is Terracing All About?
In technical terms, terracing is all aboutpreparing and execung a grading planwhereby each lot is shaped in a benchedmanner (think Banaue Rice Terraces) tomaximize the view potenal and opmizebuildability.We don’t know of any other developmentin the WHOLE Philippines where terracingwas done on all lots for sale. It’s expensivebut we felt it worthwhile to do since it’s thekind of detail that guarantees value preser-vaon.By October, our aim is to complete all road,drainage and waterworks. Terracing shouldlikewise be complete by then.
A LITANY OF FIRSTS AND MOSTESTS
We don’t know of any other development inthe whole country that applied terracing on ALL lots. The Terraces of Mountain Haven isdefinitely the first such type of developmentin Mindanao and very likely the first in thePhilippines.There’s a national law that says anything over3,000 feet above sea level in this area is partof the Mount Apo National Park. Our highestpoint is exactly 3,000 FASL. That is why nodevelopment can ever be higher than us!We all know that we are the first mountainvillage in Davao. It may also interest you toknow that we are also officially labeled by theDavao City Council as an eco-tourism village,another first. As an eco-tourism village, we are by default, awildlife and bird sanctuary. To our knowledge, Ayala Alabang is the only other bird (but notwildlife) sanctuary.••••
