A Comparative Analysis on the Green Building Rating Systems

GRIHA - G REEN R ATING FOR I NTEGRATED H ABITAT A SSESSMENT


Endorsed by the Ministry of New and Renewable Energy, Government of India as of November 1 2007, GRIHA is a five star rating system for green buildings which emphasises on passive solar techniques for optimizing indoor visual and thermal comfort. In order to address energy efficiency, GRIHA encourages optimization of building design to reduce conventional energy demand and further optimize energy performance of the building within specified comfort limits. A building is assessed on its predicted performance over its entire life cycle from inception through operation. It is a rating tool that helps people assess the performance of their building against certain nationally acceptable benchmarks. It has been conceived by TERI and developed jointly with the Ministry of New and Renewable Energy, Government of India. It is a green building Design Evaluation System, and is suitable for all kinds of buildings in different climatic zones of the country. GRIHA was developed as an indigenous building rating system, particularly to address and assess non-air conditioned or partially air conditioned buildings. The rating applies to new building stock commercial, institutional, and residential of varied functions. GRIHA integrates all relevant Indian codes and standards for buildings and acts as a tool to facilitate implementation of the same.

KEY FEATURES OF GRIHA


Some of the key additional features that GRIHA requires are: - Basic codes and norms prescribed by Indian standards such as the National Building Code (NBC), Energy Conservation Building Code (ECBC) and Bureau of Indian Standards (BIS) - Adherence to Central Pollution Control Board (CPCB) and NBC guidelines for acceptable outdoo and indoor noise levels. - Minimum level of sanitation/safety facilities for construction workers. - Minimum natural day lighting requirements as per the NBC - Minimum artificial lighting requirements as per the ECBC - Urban context consideration - Focus on non-air conditioned buildings - Mandatory minimum requirement for solar energy: 1 per cent of the total energy needs for the development to be sourced from solar power

Chinas Three-Star certification program is an integral part of the national Green Building Evaluation Standard (GBES), which defines green buildings as buildings that save a maximum amount of resources (including energy, land, water, and materials), protect the environment, reduce pollution, provide healthy, comfortable and efficient space for people, and exist harmoniously with nature throughout their lifecycle. 3-star system is run by the Ministry of Housing and Urban Affairs (MOHURD) The China three-Star program is a national standard but offers provincial flexibility. Some provincial-level authorities in China have enacted provincial GBES as adapted versions of the national GBES. (Provincial Flexibility) MOHURD central office in Beijing, China is the only agency authorized to grant Three-Star status to buildings, whereas local offices are authorized to certify One- and Two-Star buildings. Chinese Three-Star Green Building Certification program, which started in 2006, has seen significant growth. Experts estimate that China now has roughly 242 buildings certified at the Three-Star (highest) level of that program.

Local standards vary in the operational definitions of green buildings, but they still agree upon the conceptual definition of green buildings, as defined by the China GBES Regular assessment indicators for buildings, can vary from 39 to as much as 71

Teri-Griha is a rating system for green buildings which emphasises on passive solar techniques for optimizing indoor visual and thermal comfort rating applies to new building stocks commercial, institutional, and residential of varied functions. Endorsed by the Ministry of New and Renewable Energy, Government of India as of November 1 2007, GRIHA is a five star rating system. Griha is a national rating system that helps to assess the performance of the building against certain nationally acceptable benchmarks and is mainly applied to green buildings which emphasize on passive solar techniques for optimizing indoor visual and thermal comfort.

THREE STAR
Chinas Three-Star certification program is an integral part of the national Green Building Evaluation Standard (GBES), which defines green buildings as the following :
buildings that save a maximum amount of resources (including energy, land, water, and materials), protect the environment, reduce pollution, provide healthy, comfortable and efficient space for people, and exist harmoniously with nature throughout their lifecycle.

Chinese Three-Star Green Building Certification program, started in 2006 by Ministry of Housing and Urban Affairs (MOHURD) and as the name states its a three star rating system. The China three-Star program is a national standard but offers provincial flexibility.

THREE STAR

GRIHA has a 100 point system consisting of some core points, which are Residential mandatory to be met while the rest are optional points, which can be earned by complying with the commitment of the criterion for which the point is allocated. Different levels of certification (one star to five stars) are awarded based on percentage of points earned. The minimum percentage required for certification is 50. Buildings scoring 5060 percentage points, 6170 percentage points, 7180 percentage points, and 8190 percentage points will get one star, two stars, three stars, and four stars, respectively. A building scoring 91100 percentage points will receive the maximum rating, which is five stars.

Control items are prerequisites, general items are the credits and preference are the strategic.

Three star rating system has no credits for health and well being during construction.

Provide minimum level of sanitation/ safety facilities for construction workers Reduce air pollution during construction Use low-voc paints/adhesives/sealants Employ 100% zero odp (ozone depletion potential) insulation, hcfc (hydrochloro-fluorocarbon)/ and cfc (chlorofluorocarbon), free hvac, and refrigeration equipment/and halon-free fire suppression and fire extinguishing systems.

Health & Well Being is not considered important in case of Three Star, China. GRIHA emphasizes on reducing air pollution, using low-voc paints and providing minimum level of sanitation.

ENERGY SAVING AND ENERGY UTILIZATION
Energy efficient appliances to be used Energy recovery system to be used.(residential) * As Energy consumption involves converting one energy system to another so, Energy recovery systems harvest the output energy and provide this as input power to the same or another process. e.g. Steel mill- Heated cooling water from the process is sold for heating of homes, shops and offices in the surrounding area building with a central heating or air-conditioning system shall be equipped with room temperature regulating and heat quantity metering facilities.(residential) An electric boiler or electric water heater shall not be used as the heat source of a heating or air-conditioning system.(public)

ENERGY: END USE | ENERGY: RENEWABLE


Daylighting is given more importance than artificial lighting or any other energy efficient appliance used. Use of pre-cast systems to reduce energy consumption on site. Use of fly-ash in building construction (reduction in energy in production of materials)

Both the rating systems give credit to optimization of building design to reduce load on energy. Both of them provide special emphasis on the use of renewable energies.

WATER SAVING AND WATER RESOURCE UTILIZATION
During the phase of schemes and planning, a scheme for water system planning shall be formulated so as to overall plan and comprehensively utilize various water resources. landscape requirement of water is important but water for landscape shall not be from municipal service. (residential) Use of surface irrigation for ground recharge. Avoid leakages from pipes. (residential) Water meters to be used (public)

RECYCLE, RECHARGE AND REUSE OF WATER


On site water treatment plants are used for rain water harvesting or re use of treated water o meet the buildings water demands. Reduction in landscape requirement of water. Reduction of construction water by using pre-cast concrete.

Water-efficient irrigation system is used. Water saving apparatus to be used. Reuse of waste water for other purposes than drinking.

THREE STAR VS GRIHA - MATERIAL


MATERIAL SAVING AND MATERIAL RESOURCE UTILIZATION
Shall not have many ornamental components (residential) The weight of the building materials produced within 500 km of a construction site shall make up more than 70% of the total weight of the materials. (residential) An architectural structural system that consumes a small amount of resources and has little effect on the environment shall be adopted.

GRIHA - NO CREDITS

No points have been credited for material saving and resource utilization. Though some similar credits have been mentioned under different credits. Use of pre-cast systems to reduce energy consumption on site. Use of fly-ash in building construction(reduction in energy in production of materials)

GRIHA does not emphasize on applying materials. According to 3 star buildings should avoid ornamentation and resources should be limited.

THREE STAR VS GRIHA - OPERATION MANAGEMENT


OPERATION MANAGEMENT
The automatic monitoring system for ventilation, air-conditioning, lighting, etc. in a building shall have reasonable techniques and efficient operation. A system for saving resources such as energy, water, etc. and for managing greening shall be worked out and implemented. An air-conditioning and ventilating system shall be checked and cleaned periodically according to the national Standard. A resource management and excitation mechanism shall be established and implemented, with the integration of management result, resource saving and enhancement of economic effects.

BUILDING OPERATION & MAINTENANCE


Energy audit report to be prepared by approved auditors of the Bureau of Energy Efficiency (BEE), Government of India. Provision of a core facility/service management group, if applicable, or the owners or occupants themselves (in the case of single owner commercial buildings) undertaking the responsibility for O&M of the building, documentation of the O&M best practices for the buildings electrical and mechanical systems. Griha does not mention anything about waste management during building operation.

Three Star emphasizes more on Operation management System of Buildings than GRIHA. Waste Management is not considered as a criteria under GRIHA but plays an important role when it comes to Three Star Rating System.
