In 2012, Malaysia celebrated its 55th Independence Day, and if you were to look back, you would see how the developments in this country have changed throughout the years. As such, it was only tting that we continue to acknowledge and give credit to these developers for making Malaysia the attractive real estate investment destination that it is today. Landscape of Opportunity
Todays real estate landscape is driven by two dynamic forces: eagle-eyed buyers and diligent developers. The symbiotic relationship between buyers and developers has propelled the property market to its current heights. The real estate landscape remains a vital and keenly watched part of Malaysias humming economy. Despite uncertainty and muted confidence in much of the world economy, the local property market remained healthy in 2012, thanks to high domestic demand making up for lower external demand. Following a year of continuing economic growth accompanied by rising housing prices, the Malaysian Government took steps to avert the possibility of a property bubble by making a small increase to the real property gains tax (RPGT) in Budget 2013. The increase of the RPGT rate to 15 per cent for the first two years and 10 per cent for the third to fifth year is intended to limit speculation and encourage buyers to keep their properties for long-term capital appreciation. Looking beyond 2012, theres plenty of light on the horizon for all parties concerned. Developers see plenty of opportunities ahead, while property ownership remains easy for buyers. As we move ahead, the future of the real estate landscape will remain guided by the aspirations and goals of both buyers and developers. But just who are the buyers? According to the iProperty.com Asia Property Market Sentiment Report (H2) 2012, buyers surveyed in Malaysia tended to be young (65 per cent were aged 35 years and below) and relatively well-to-do (25 per cent reported an annual household income between RM80,000 and RM160,000). Many of these property enthusiasts are able to take advantage of the buyer-friendly conditions in Malaysia: low mortgage interest rates, financing of up to 100 per cent, no lock in period, stamp duty exemptions and long repayment periods. Buyers in Malaysia are constantly on the lookout for the most exciting properties offering the best value for money and the best returns on investment. And who are the top property developers? Simply put, they are the developers who show the diligence and innovation to match the needs of the market, time and time again. On one end of the spectrum, we have the large players that have swept across the property industry with a wide range of townships and commercial mega-projects across the country.

For the past 24 years, EUPE Corporation Berhad has been spearheading development in Kedah, where it has developed over 20,000 homes. Its story began during the recession of the mid-1980s, when EUPE Kemajuan Sdn Bhd was founded by Dato Beh Heng Seong and Dato Tajudin Haji Hashim in response to the Kedah State Governments call for the private sector to meet the housing needs of the low income group.
