SUMMARY
An
inspection
on

building
envelope,
structural,
mechanical,
electrical
and
fire
protection
systems
was
performed
by
Keystone
inspection
&
Engineering
Services,with
particular
emphasison
deficienciesthat
may
affect
the
NewHome
Owner's
Warranty.
Generally,
the
building's
systems
areperformingadequately,
however
several
deficiencies
and
deviations
from
"as
built"
construction
drawings
are
identified.
Some
maintenancerecommendations
areprovided.

Keystone
Inspection
&
Engineering
Services
was
retained
by
Mr.
Nathan
Enns
to
prepare
a
building
inspectionreport
on
the
building
envelope,
structural,
mechanical,
electrical
and
fire
protection
systems
for
the
building
located
at
1989
Dunbar
Street,
Vancouver,
British
Columbia.
"As
-
Built"
Architectural,Structural,
Mechanical
and
Electrical
construction
drawings
for
this
building
were
supplied
by
Mr.
Enns.
The
building,
which
is
approximately
one
year
old,
has
four
above
grade
floors
plus
twounderground
levels
ofparking.Retails
space
and
three
townhouses
occupy
the
ground
floor.
The
upper
floors
are
used
forresidential
occupancies.
Inspection
of
the
mechanical,
electrical,
and
fire
systems
was
limited
to
those
components
which
servethe
residential
occupancy
only.
The
site
was
inspected
by
