These
Bylaws
of
the
Strata
Corporation
LMS
2790
-
Sonesta
arerevisedin
accordancewith
the
Strata
Property
Act,S.B.C.1998,
c.
43.
These
Bylaws
areto
be
interpreted
according
to
the
provisions
of
the
Strata
Property
act
and
Strata
owners
are
advised
to
familiarize
themselveswith
the
provisions
of
this
Act,a
copy
of
which
will
be
held
by
the
Strata
Council
and
will
be
availableto
all
owners
for
reference.
These
Bylaws
apply
to
all
Strata
Lotsexcept
where
stated
to
applyonly
tothenon-residential
strata
lots.
These
Bylaws
bind
the
Strata
Corporation
and
the
owners,
tenants
and
occupants
to
the
same
extent
as
if
the
Bylaws
hadbeen
signed
by
the
Strata
Corporation
and
each
owner,
tenant
and
occupant
and
containedcovenants
on
thepart
of
the
Strata
Corporationwitheachowner,
tenant
and
occupant
and
on
thepart
ofeachowner,
tenant
and
occupantwithevery
other
owner,
tenant
andoccupant
and
with
the
Strata
Corporation
to
observe
and
perform
their
provisions.
Unlessotherwise
stated,
all
terms
have
the
meanings
prescribedintheStrata
Property
Act,S.B.C.1998,
c.
43.
For
the
purposes
of
these
Bylaws,
"residents"
means
collectively,
owners
tenants
and
occupants
and
"a
resident"
means
collectively,
an
owner,
a
tenant
andan
occupant.Duties
of
Owners,
Tenants,
Occupants
and
Visitors
1.
Compliance
withbylaws
and
rules
1.1
All
residents
and
visitors
must
comply
strictly
with
the
Bylaws
and
Rulesof
the
Strata
Corporation
adopted
from
time
to
time
and
with
all
MunicipalBylaws,
Rules
and
Regulations
that
have
abearing
upon
this
Strata
Corporation,
and
shall
not
do
anythingorpermitanything
to
be
done
on
any
Strata
lot
or
common
property
which
is
contrary
to
any
law,
statute,
Bylaw
or
regulation
of
any
Federal,Provincial,
Municipal
orother
authority
having
jurisdiction.
2.
Payment
of
stratafees
and
special
levies
2.1Strata
fees,
which
are
to
be
allocated
to
all
Strata
lots
in
accordancewith
Section
99
of
theAct,
become
dueand
payable
on
the
first
dayof
the
month
to
which
the
strata
fees
relate.
