II. Introduction
Company Profile
Makati Prime Tower Condominium Corporation was incorporated on August13, 1996. It is a non-stock, non profit organization whose primary role is themanagement and maintenance of the common areas of the building. Itsmembers are composed of all the unit owners and represented by the Boardof Directors. The day to day operations is supervised by the Condominium Manager andhas a staff of three. The accountant is tasked with all the financialtransactions, The Credit and Collections Clerk is tasked with making thebilling statements and the Collector is tasked in assisting the CollectionsClerk with the collection of Association dues, Utilities and other specialassessments. The Administration has three departments under its supervision: The security,tasked with securing the building and implementing the house rules andregulations that is meant to put order and safety, Janitorial tasked with thecleaning of all common areas and the Engineering Department tasked withbuilding repair and maintenance including all machineries and equipmentthat are needed for the operation of the building these include elevators,generator, plumbing, water pumps, parking ventilation, lighting for commonareas etc.

Formerly known as the Primetown Century Tower Makati, The MakatiPrime Tower Suites have opened its doors under a new management,Prime Tower Property Management CorporationPrime Tower Property Management Corporation is a locally basedmanagement company set up in 2003 to operate the Makati Prime Tower Suites, catering to hotel accommodation and services. Thecompany was established by Mr. Lauro Casaclang as President. Thehotel has enjoyed rapid growth since its establishment and plans forfurther development are underway. The company currently operates the 90 room Makati Prime TowerSuites.

System Overview
Makati Prime Tower was established to become in general a largecompany serving its customers with their outmost concern, shown in terms of their services. Being a condominium-hotel firm its existing system processesand procedures are extensive. The day to day operation of the companywould really mean a lot because it will in turn reflect the company’s generalprofitability. Given the fact that the group's proposed system is a BuildingAdministration acting on the main components of the company namelyBilling, Reservation, Inventory and Parking System the technologies that theteam are to utilize should be flexible, adaptable and efficient.For each of the four aspects of the company the implementationshould be done individually. For the Billing and Reservation System, the groupdecided to put up a kiosk in the lobby granting its tenants and visitors a realtime easy access regarding their credentials and pertinent records in relationto the company including the Statements of Accounts. Also, the kiosk willallow tenants and visitors to log in for advertisement and reservationpurposes. Another function of the Billing is to equip its messenger a PDAappearing to be a mobile application that is dedicated for meter reading suchas in water, electricity and maintenance necessities. Moving on, the team'sproposed system for the Parking is an RFID technology that will scan theentry and exit of one's vehicle, thus this will respond in the purpose of safetyand security. Furthermore, the issuance of tickets are for the guests organizedflow of events. Lastly for the Inventory, the proposed system is to have atracking in order to monitor their supply and to avoid shortage in supply of facility-related tools and equipments.
System Goals and Objectives
Goals
In general the proposed system will offer a solution for Makati Prime Tower’s Administration an easy access on their main acted parts. Thegoals of the study will embark solutions for the Billing System whichhandles the monthly Statement of Accounts of the Tenants, Unit ownersand guests. It also gives access to the Inventory System in which helpcontrols the inventory of the target company. Another main component of the target proposed system is the Parking system that equips thecompany with instant security system that tracks the entry and exits of 
 
the Tenant, Unit owner and guestsautomobile. As an added featureproposal, the proposed system will furnish the Maintenance & Inventory of the company which tracks the inventory system of their maintenanceoffice of the building. It offers to display and note the buildingadministration of their needs in terms of supplies for the building as theproposed Maintenance system deals with the display of the bufferinventory of the building. Lastly, added to the team’s system proposal isthe Building Reservation System for the skyline view in which the teamwill propose semi-automated system that handles the reservation for thatsaid part of the building.Accommodation of the entire building by the administration wouldnot be easy at all, having the number of units set into 380 and a minimumof 60 square meters per unit the technology that the team are about topropose will define it all. Furthermore, these set of solutions that the teamare to construct will respond to the recurring needs of the corporation toensure that all of their operations are working properly on a daily basis inorder to serve their clients and customers with their outmost concern of service.
Objectives
 The general objectives of the proposed system are as follow:
 To impose a security and organized Parking system for tenants andvisitors by the use of ticketing system.
 To use PDA’s as a tool in Meter Reading for the building’s maintenancesystem and tracking expenses.
 To use PDA’s as a tool in lessening the burden of the operator inrecording the readings on a paper by simply uploading the informationgathered to their database through the use of Web.
 To establish a kiosk that will serve to be an all in one multi purposedesktop computer that will be responsible to satisfy the tenants andother people with main information and principal services.
 To install a stable and independent database to retrieve all thesignificant records, files and information in line with the company’sconcern.
Monitor the inventory and maintenance supply of stocks in terms of tools and equipments for wear-and-tear circumstances
 To update the company with new and reliable technologies andinnovations to respond to its needs and to satisfy their valued tenants.
 To exhibit a real-time business process in relation to the main activitiesof the company.
 To attain a Building Administration System that will address thenecessities of the tenants and guests in the name of the nature of theirbusiness.
