March Property sales were 21, down 22.2% from 27 in March of 2012 and 133.3% higher than the 9 sales last month. March 2013 sales were at a mid level compared to March of 2012 and 2011. March YTD sales of 41 are running 19.6% behind last year's yearto-date sales of 51.

Prices
The Median Sales Price in March was $620,000, up 24.0% from $499,900 in March of 2012 and down 4.6% from $650,000 last month. The Average Sales Price in March was $672,638, up 27.9% from $525,885 in March of 2012 and down 19.4% from $835,000 last month. March 2013 ASP was at a mid range compared to March of 2012 and 2011.

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for March was 74, down 9.8% from 82 days last month and down 22.1% from 95 days in March of last year. The March 2013 DOM was at its lowest level compared with March of 2012 and 2011.
