Site AcreageAyer Elementary, which is not on the National Register of Historic Buildings, is a 1973, single story, 55,805 square foot brick school building located in a suburban residentialsetting. The existing facility does not use modular buildings. The structure of the overall facility contains steel frame construction with non-bearing masonry exterior wallconstruction, with non-bearing masonry wall construction in the interior. The floor system consists of concrete slab on grade and metal form deck on steel joist. The roof structureis metal deck on steel joist and tectum deck on steel joist. The roofing system of the facility is a combination of EPDM and built-up with gravel ballast, installed in phases from1987 to 1995. The ventilation system of the building is inadequate to meet the needs of the users. The classroom wing is an open concept design, which is different in terms of thecurrent standards established by the State of Ohio. Physical Education and Student Dining spaces consist of one Gymnasium and separate Student Dining. The electrical systemfor the facility is generally adequate although outlets are not always convenient in the open concept design. The facility is equipped with a non-compliant security system. Thebuilding is equipped with a non-compliant fire alarm system. The facility is not equipped with a compliant automated fire suppression system. The building is reported to containasbestos. The overall building is not compliant with ADA accessibility requirements. The school is located on a 10-acre site adjacent to residential properties. The property andplaygrounds are partially fenced for security. Access onto the site is unrestricted. Site circulation is fair. There is dedicated space for school buses to load and unload on the site.Parking for staff, visitors and community events is adequate. The open concept has been modified slightly in some areas with the installation of tall casework. This has caused aircirculation to be compromised.
