5-9 June @ British International School Phuket (BISP) BISP is to host the FOBISSEA (Federation of British International Schools South East Asia) B1 Primary Games. Byron Jones, Managing Director of Media Business Services and founder 91.5FM Phuket Radio, describes how his plans to retire quietly in Phuket ended with the chance to take the islands English language media in new directions.
Where are you from? I was born in South Wales, but spent most of my adult life in Worcestershire, in central UK. When did you first come to Phuket? I first came on holiday to learn to dive 11 years ago. On the second trip I met my now wife, Rung, in Bangkok... and the rest is history. I went back to the UK and had the opportunity to leave my job early and decided to move to Phuket full time. What were you doing before you moved here? I was involved in logistics. The last five years I was there I worked for a large logistics company. I came to Phuket to retire. But you arent retired now. What happened? When you first come here its fantastic because it feels like an extended holiday back in 2002 it was a lot quieter. I was doing a few bits and pieces, internet work, that kind of thing. We built a few projects, apartments mainly. Then the opportunity came along to set up what is now 91.5FM. That was in early 2008. It opened my eyes to what was happening in broadcasting in Thailand. In 2008 it was being deregulated, opening up to advertising. Rung and I got married in March 2008 after being together for seven years. We went to New Zealand to get married, came back and established 91.5FM. We put a lot of the plan together on our honeymoon. Tell us more about 91.5FM Phuket radio. Without a doubt, weve completely changed the broadcast environment in Phuket. We looked at the marketplace and set out to differentiate from anything that existed. In late 2008, we became broadcast partners with the BBC and consequently most of everything we do falls within BBC criteria, which sets us apart from others. We see ourselves as a commercially operated community radio station. Were very focused on the local community and the fundraisers within that local community and wherever possible we help them. We have over 80,000 people from around the world listening to 91.5FM Phuket radio online, and in March this year, for the first time, they came from over 100 countries. Weve got our own Android and iPhone applications and weve seen more than 30,000 downloads of the latter. What do you like most about living in Phuket? The lifestyle. It can be very frustrating living here with certain things but theres other aspects are just awesome for example, how you can get most things done quickly and the willingness of people to help. Even when its pouring down with rain, its still hot. Its the perfect climate for me. Theres no damp, cold, frost snow... none of that stuff. If it drops down to 22 degrees, Im looking for my pyjamas! What kind of car do you drive? Im driving a Mitsubishi Triton. I need a 4WD truck since some of the work at the radio station involves visiting the transmission point up on the mountain for the radio station. But one of the things Im disappointed about living in Thailand is that Im unable to afford a better car because of the import duties.

There are two bones of contention for me in Thailand: the cost of wine and the cost of an imported vehicle. I believe at my stage of life I should be able to own a Merc or BMW, but I wont because of the cost. Same with the cost of wine. You go out to eat and find that youve paid more for wine than for the food. I know this is a bone of contention for a lot of people. Youve recently joined Phuket Raceweek as co-organiser. Tell us more about your involvement in this event. Rung and I have owned a media company, Media Business Services (as well as Phuket FM Radio) for some time and weve always had a plan to become involved in quality events. In the early days, we would be media partners for a number of events around the island. Just recently, towards the end of 2012, weve started to lift our profile even further in events. Rather than just be a media partner, were trying to take additional value from an event and in return for that additional value were elevating our position within that event. Phuket Raceweek completely fits this strategy. As well, as a radio station we work a lot with the schools, both international and Thai, so I see it as a social responsibility for the radio station to try to get people involved with healthy activities. The promotion of youth sailing is of particular interest to me because I'm a sailor and I know what it was like when I first learnt. Do you do much sailing yourself? I get invited out sailing a lot. I joined the Ao Chalong Yacht Club last October, and Im probably going to get involved with the club racing soon. I used to have my own yacht. I spent five years on a liveaboard in the Mediterranean from 1988 to 1992, a 50-foot sailboat. I took it across the Atlantic twice, to the Caribbean and more. Im a true free spirit. I know of no other sport or pastime like sailing and being on the water that allows that spirit to flow.

JUNIOR PHUKET RACEWEEK

A new Phuket regatta is set to launch in July this year. Open for young sailors only, Junior Phuket Raceweek is organised by Media Business Services (MBS) and co-hosted by Regent Phuket Cape Panwa and Panwa Beach Resort Phuket. An innovative idea, Junior Phuket Raceweek is set to be a one-day competition on Saturday 20th July off Panwa Cape, with plans to expand the competition in 2014 and beyond alongside its big brother the Cape Panwa Hotel Phuket Raceweek. Currently there are limited opportunities for young sailors on the Island to competitively race, and for resident youngsters to race against non-Phuket sailors, said Byron Jones, Managing Director of organisers Media Business Services (MBS). We want to encourage future sailing talent and give youngsters of all nationalities a platform to compete and develop, and at the same time give something back to the Phuket community, added Jones. The 2013 Junior Phuket Raceweek expects to welcome over 30 youngsters in Optimists, Bics, Toppers and Lasers, who will compete in up to six races on Saturday 20th July. The competition is expected to be exciting and challenging with strong interest already shown by Ao Chalong Yacht Club and the Phuket Youth Sailing Squadron in sending teams to compete. Phuket's east coast and the Panwa area offers some of the best sailing conditions on the Island during July, and together with co-hosts Regent Phuket Cape Panwa and Panwa Beach Resort Phuket, the area is an ideal location for the inaugural Junior Phuket Raceweek. Junior Phuket Raceweek is organised by MBS, and is a parallel event to the award-winning Cape Panwa Hotel Phuket Raceweek, which is co-organised by MBS and celebrates its 10th Anniversary this year. Registration for Junior Phuket Raceweek will take place on Friday 19th July at Regent Phuket Cape Panwa between 13:00 and 17:00, followed by an opening party, with racing on Saturday 20th July. Cape Panwa Hotel Phuket Raceweek attracting sailors from around the world
This year the Cape Panwa Hotel Phuket Raceweek presented by Mount Gay Rum enters its 10th year. It seems just a few years ago that Phuket Raceweek arrived on the scene and revolutionised regattas in Thailand, delivering good and consistent winds and a top onshore social scene and with it built a reputation as 'the windy regatta' and 'Asia's most exciting'. Held in Phuket's 'Green Season', the 2013 event will take place 17-21 July. Four days of world-class yacht racing, combined with four nights of magical beachside parties are the hallmarks of Phuket Raceweek, and this successful format has proved to be an award-winning formula with the regatta being voted 'Best Asian Regatta of the Year' at the 2011 Asia Boating Awards. It is this successful formula that keeps sailors returning as well as attracting a growing charter fleet and an ever-increasing geographical footprint of sailors each year. This is the second year I've come to Phuket to do this excellent race. I've really enjoyed it and the fantastic facilities here. Trisara The Sunday Jazz Brunch at this private pool villa resort in Naithon Beach could rightfully be called a boutique brunch. Limiting the number of guests to no more than 60 around its beachfront bar area, Trisaras brunch adds an air of exclusivity to its decadent Sunday spread. On the first Sunday of the month, Centara lays out a splashy spread that includes roasted lamb, a huge variety of appetisers and salads, a foie gras station, carving station and a pizza table, a barbecue grill with everything from tiger prawn to Canadian lobster to rib eye. Phuket Sunday Roasts Revealed Phuket foodies are also treated to a host of roasts on Sunday. Here are two that have had Phuket diners tongues wagging, and salivating for a month of Sundays:
Irish Times Pub This popular pub at Jungceylon in Patong hosts a Sunday Carvery every Sunday from 12:30pm to 8:30pm. The buffet serves up roast beef, pork, lamb, chicken, barbecued ham, soup and more and is priced at a very reasonable 399 baht plus VAT including a glass of wine. Half price for children five to 12 and free for kids under five. Live sports action on all afternoon with Aussie rules, football or F1 racing. Reservations recommended for groups. Ao Chalong Yacht Club While the weekends always bring out the sailors, the yacht clubs Sunday Roast Day is attracting both hungry yachties and those happy to watch the boats go by while they feast on their freshly roasted meats. Cajun Swordfish
with TomatoLime Salsa & Guacamole
Roasted Garlic Mashed Potatoes & Chilli Confit
Fresh Salsa
Ingredients: 1kg diced fresh tomatoes cup fresh of minced cilantro 1 tsp of fresh lime juice 1 small jalapeno or serrano chilli (or to taste), seeded & minced tsp sea salt, or to taste 3 gm Spring onion 2 tbsp minced onion (optional)

Roasted Garlic Mashed Potatoes

Ingredients: 1 head of garlic Olive oil 1kg of potatoes, washed & quartered Method: Preheat oven to 220C. Slice off the very top of the garlic head and place it on a sheet of foil. Pour some olive oil over the garlic and then wrap it in the foil. Bake the garlic for about 35 minutes or until it becomes fragrant then remove from the oven, let cool, then unwrap the foil and smash the cloves with a wooden spoon. Place potatoes in a large stockpot of cold water, add salt and bring to a boil. Cook until soft all the way through, drain then mash until smooth. For the topping, heat the butter and cream until the butter melts then add the roasted garlic. Pour over the hot potatoes and mash all together. Add salt and pepper to taste. Salt & freshly ground black pepper 5 tbsp of butter cup of double cream

Method: Mix all the ingredients in medium bowl and serve.

Guacamole
Ingredients: 3 large soft-ripe avocados (about 700gms) 1-2 tbsp of freshly squeezed lime juice (from about half of a large lime) cup of finely diced red onion (from about half of a small onion) 1-2 serrano chillies, minced cup of chopped cilantro, lightly packed 1 tsp Kosher salt, or more to taste Method: Begin by slicing each avocado in half, running your knife around the pit (seed) from stem to blossom end. Remove the pit from each avocado by gently lodging the heel of your blade into the meat and twisting slightly to break the two halves away from the pit. Carefully score the meat on each avocado half in a 1/2-inch crosshatch pattern, being careful not to cut through the skin. Using a large spoon, gently scoop out the flesh from each avocado half into a large bowl. Now toss in the minced chillies, chopped cilantro and salt and gently stir up the mixture, mashing the avocado with the back of a spoon or rubber spatula until all the ingredients are well blended to a creamy texture and consistency.

Cajun Swordfish
Ingredients: 200 gm swordfish steaks, McCormick (or other) Cajun spices, 1 tbsp of extra birgin olive oil Method: Preheat oven to 175C. Heat olive oil in oven-proof frying pan, medium high heat. Dry swordfish steaks with a paper towel. Rub the Cajun seasoning thoroughly all over the swordfish steaks. Sear steaks on hot skillet until roughly 1/4 cooked on pan side. Flip and repeat. Place pan in oven for 3 to 5 minutes. Remove and serve. Garnish with yoghurt and chilli oil

A variety of 40 spa treatments prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukkos own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the Be Balanced package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. How long have you been with Angsana Laguna Phuket? Whats your position and what attracted you to the job? I've been with the Angsana Laguna Phuket for just over two years, having joined prior to the renovation and re-branding in 2011. The opportunity to renovate and launch this flagship resort appealed after having worked at the Banyan Tree Phuket for three years. What were you doing / where were you living & working before? I was in China for two years, where I was part of the team that opened the Hotel Nikko in the northern port city of Tianjin. Where are you from? What is your hometown? I'm of Indian origin and spent my childhood growing up in Malaysia before attending boarding school in Bangalore, India. I then moved to Australia to continue my tertiary studies and eventually met my wife, Debbie, and set up our home in Melbourne. Whats special / different about Angsana Laguna Phuket? What are its unique points? Angsana Laguna Phuket is located on Bang Tao beach, one of the most beautiful beaches on the west coast of Phuket. It was actually built on an island in the middle of a large lagoon, within Asias first integrated resort, Laguna Phuket, also home to a select group of 4- and 5-star resorts, golf courses, spas and high-end residential living. Why would someone choose to use your product / service compared to your closest competition? We strive to provide a holiday experience that's a perfect balance of tranquility and activity, including perhaps the islands best Kids Club, most fashionable Beach Club, Xana, a great selection of both Thai and western dining options and our award-wining Angsana Spa. Thats on top of a variety of luxurious accommodation options for both couples and families. What are the main challenges as they relate to your role? The ever increasing inventory of hotel rooms in Phuket and the challenges associated with this rapid growth. .and what are the biggest difficulties you have to overcome? Growing competition which, in turn, puts downward pressure on rates requires us to constantly innovate and differentiate ourselves from the rest of the market to remain competitive. In addition this growth has created a staffing crunch resulting in lesser qualified staff and higher wages. We remain very committed to recruiting younger and less-experienced staff and developing them through ongoing training courses. What's your main target market? Europe for the months of November to March and Asia for the remaining months. In addition, with two of the worlds most populated countries on our doorstep, in China and India, and direct flights, there is an ongoing focus to develop these countries into viable year-round markets. Marketing is obviously an important part of every business what's your approach to marketing Angsana Laguna Phuket to your target? Marketing has become so much more complex in recent years, first with the advent of the internet and more recently with the social media explosion. We've seen our advertising spend change from being print-media focused to almost 50% now budgeted for online and digital advertising. In addition, the understanding of social media and review sites means spending an ever growing amount of time managing this space and maximising our reach through these channels. What do you like most about what you do now? This business has always been about people and I thoroughly enjoy meeting and working with people from around the world. And what do you like least? The hours can be exhausting, especially during the busy months! What do you see as your biggest successes to date? The renovation, re-branding and timely opening of this 404-key resort in just five months in 2011 and successfully introducing the Angsana brand to this region in such a short span of time. To what extent does the current global financial mess affect your business? It has implications for our business, but where there are threats there are also opportunities and success in todays business is foreseeing both opportunity and threats and reacting to each effectively. Is Angsana Laguna Phuket involved in any CSR (Corporate Social Responsibility) programmes? The Banyan Tree group, of which we are part, has a strong CSR philosophy with a strong focus on sustainability through protecting our environment and supporting the community in which we operate. Our corporate CSR 1-2-3 programme is aptly named as it involves establishing one initiative a year towards waste management or energy conservation, planting two thousand trees and providing mentors to three seedlings (young local students) to guide them through their secondary school years. Thats in addition to many other activities we undertake regularly with the wider local community. What's your over-riding ambition at this stage in your life? To ensure I provide for my kids through school, or towards whatever it is that they want to do, and look forward to retiring with my wife on a peaceful island paradise where days are filled with golf and enjoying holiday experiences that others create for me!

Using the latest Helicam camera platform, a machine that uses onboard avionics/GPS navigation to actually fly without a pilot, so the Helicam camera operator is able to take the aerial imagery singlehanded with pinpoint accuracy. For the virtual tour the crew proceeds on the ground using a DSLR camera fitted with a fisheye lens to take the HDR (High Dynamic Range) multiple exposure images that will make every 360 degree location. The interactive virtual tour can be viewed on PC, Mac, Andriod, iPhone & iPad devices. For the video the team uses a range of DSLR cameras with professional lenses and a camera slider. and Dr. Feelgood

Now that we've caught your attention, lets talk about real estate. Most people have heard that age-old adage that the only two sure things in life are death and taxes. Of course the bright idea comes to mind that if you can simply delay those tax bills, than you are done to a single final episode. Never mind tax evasion, or the much more highbrow tax term tax planning. All this talk of the great beyond has me twitching like some cat thats stepped on a live electric wire. Coining a buzz suddenly takes on a whole new meaning. Bright days in Asia over the past few years have created an entire new set of property investors. Long gone are the seven and eight digit wonders that jet in, buy and take the next plane out to some cosmopolitan celebrity party in the ozone. We now have an entire new metric white-collar workers who have saved up and now are looking to park some cash. Pricing points are significantly lower this time out, and expectations are certainly more austere. Forget a villa; lets try a condominium with a guaranteed rental return. This time out buyers certainly are more risk adverse and their expectations are much more modest than before the great fall known as sub-prime. We all know bank interest rates are laughable, the stock market is unpredictable and gold... well the recent bottom out has caused much consternation to the prospecting set. Property is again capturing regional foreign investors on the paradise island of Phuket. Right-priced offerings are gaining the markets undivided attention with entrylevel prices hovering around the USD100, 000 marker. But what is motivating transactions these days are investment yields rather than just capital appreciation.

Most of the revenue yielding programmes in the sector now work on hotel branded residences. Dare we use that double negative condohotel which aptly describes the product, yet is oh so 'tin man'. Just like first love or one of those Hollywood love stories, the guaranteed return is the carrot in the freight train of eternal happiness. Sadly many of these programmes are ill-conceived and often-inexperienced developers are never in a position to fund shortfalls. But where the reality man drops in, is what happens in the third, forth or fifth year after the expiration of the guarantee? More often than not, eternal love is just a pipedream and suddenly the cold reality of less-than-anticipated returns kicks in. Lifestyle offerings often prey on the feel-good effect of holiday ecstasy. Quick decisions over a few tasty margaritas and a sealed deal can lead to regret. As in all of walks of life, the good, the bad and the ugly remain constant. I always need to remind prospective investors about the dangers of looking over a temporary rainbow versus gazing over a much broader horizon. For those contemplating the world of hotel branded residences take your time, do research, and read the fine print. Understand that those guarantees are simply short-term shots of caffeine in what is more likely a long and arduous overnight drive. While we all love Dr. Feelgood, the truth is there are few successful shortcuts to investment success.

Overview of Access Rights

Access rights are just as critical for landowners in Thailand as they are elsewhere. Frequently, we are asked what is the best method of securing access rights to a parcel of land that is landlocked and not connecting to a public road to ensure that the owner of the landlocked land, and his or her guests, can access freely by vehicle or on foot. There are several possibilities for ensuring or acquiring access for a landlocked parcel of land, and the Civil and Commercial Code of Thailand (CCC) specifically provides legal rights. But, depending on the circumstances and the intended access use, certain rights of access may prove to be better options than others. Generally, however, landowners opt for so-called rights of way or registering an access servitude across an adjacent parcel of land that does provide access to a public road. This article provides an overview of the differences between a right of way and a servitude under Thai law and their circumstantial uses. Legal Rights of Way: In Thailand, so called rights of way are essentially governed by Section 1349 of the CCC which provides that, where a parcel of land is surrounded by other pieces of land that it has no access to the public ways, the owner may pass over the surrounding land to reach a public way. The key issue under this provision of the CCC is that the land seeking access to the public ways must actually be landlocked from the public way, ie it must not itself have any access to any public way in order for a legal right of way to be created under Section 1349. The only other circumstances where a right of way is created under Section 1349 is where the parcel of land seeking access to a public way cannot reach the public way without crossing over a pond, marsh or sea, or if there is a steep slope with a considerable difference of level between the land and the public way. Should, however, a right of way be legally available to an owner of a landlocked parcel of land for any of the circumstances provided under Section 1349 of the CCC, the right of way is legally granted without compensation (unless otherwise agreed privately between the relevant landowners) and the owner has the right to cross the adjacent parcel of land to access the public way. Furthermore, the landlocked owner may even legally construct a roadway at such owners expense where necessary, provided that the owner does not

cause damage to the adjacent land connecting the access. Although Section 1349 provides a significant right to owners of landlocked parcels of land, it should be noted that the Section also provides for liability in compensation for damage caused by the owner utilizing any such right of way. As such, any land owner who elects to exercise a right of way under Section 1349 of the CCC where available should be aware that they could be liable for damages caused to adjacent land from their crossing of the land to access any public way. Servitudes: Given the narrow conditions necessary to obtain a legal right of way under the CCC, for many landowners an access servitude often provides a more practical and flexible legal option. Servitudes are legally registered rights of land (or immovable property as it is referred to in the CCC) whereby the land in which the registered servitude benefits is known as the dominant land, and the land which the servitude is registered against is known as the servient land under Section 1387 of the CCC. As such, servitudes are real registered rights for a parcel of land and may include a number of benefits, or rights, in favour of the dominant land based on the scope of the servitude. Such benefits typically include rights of the dominant land to have vehicle, pedestrian and utility access connections across the servient land. Once registered at the Land Office, a servitude is documented against the title deed of the servient land in favour of the dominant land and lasts in perpetuity unless extinguished by mutual agreement of the dominant and servient landowners, or by operation of law for non-use for a period of 10 consecutive years. Every registered servitude should also be accompanied by a servitude agreement setting out the detailed scope of the servitude. It is therefore key for dominant landowners seeking to secure a registered servitude to determine the precise scope of the servitude to be registered with a servient landowner. The scope may include matters such as whether the servitude is for compensation or no compensation; whether the servitude covers the entirety or a portion of the servient land; expenses for maintenance and upkeep of the servitude; and whether the servitude is strictly for access for the dominant landowner, or also for the landowners invitees and others. Each such agreement setting our the scope of the servitude should be registered with the land office in the event there is ever a dispute in relation to the use. The main benefit of a servitude over a right of way is that it is often a more flexible option for landowners, covering a larger scope of access matters such as utility connections and specific access rights. Moreover, servitudes are available for landowners who are not landlocked and may already have access to public ways, but wish to have access across another parcel of land. However, landowners seeking to obtain servitudes should be aware that servitudes are registered by the mutual agreements of the dominant landowner and the servient landowner and, as such, may ultimately involve the dominant landowner paying some compensation to the servient landowner for the latter's agreement to register the servitude. Conclusion: Whilst there may be options available to landowners for access matters, including private access agreements, the two predominant legal rights available to secure under the Civil and Commercial Code are rights of way under Section 1349 of the CCC, and servitudes under Section 1387 of the CCC. Rights of way can be legally obtained in favour of parcels of lands that are landlocked from access to the public ways, whereas servitudes provide flexibility; dominant and servient landowners agree to a specific scope of a registered servitude in a servitude agreement.

Try the Local Food. The island has a unique cuisine and both its entres and desserts are a combination of local and Chinese cooking styles. International visitors shouldnt miss the opportunity to sample the mouth-watering and unique ue offerings of Phukets kitchens. We have the inside track on toothsome dishes which will tempt your taste buds. Please allow us to offer a few examples:

Dim Sum Dim Sum. This is a steamed dumpling, filled with a choice of every imaginable variety of sweet or savoury filling, sometimes accompanied by Chinese herb chicken soup and condiments.

Kanom Jin Phuket This is a vermicelli-based dish served with a variety of curry sauces. Often eaten as breakfast, it comes with a range of fresh vegetables, boiled eggs, and curried fish mousse (Hor Mok).

Mee Hok Kian This is made with large yellow noodles odles k Kian similar to Japanese Soba. Mee Hok can be served with pork-bone soup up and/ or dried noodles. A delightful variety ety known d noodles, noodles soup, soup as Mee Hok Kian Pak includes fried egg, fried onions, pork crackling and a choice of pork, fish or squid. Recommended Mee Hok Kian restaurants are Mee Ao Gay, located on Poonpol Road, and Mee Sapam at Sapam Village, Thepkasattri Road. Oh Tao (Also known as Hoi Tod Hokgian). This is a fried oyster dish prepared with eggs, flour, bean sprouts and taro root. Its a favourite Phuket snack. Look for it at the Oh Tao Wongwian Restaurant, located near the Clock Tower Circle, Phuket Road, or at the Oh Tao Restaurant next to Bang Neaw Municipality School, Phuket Road.
