The design team often starts inone direction, and needs to makeseveral course corrections as itdevelops an understanding of theowner's complex criteria to meet user'sneeds. Historical cost and buildingconfiguration data is used to avoidgoing too far down a certain buildingsystem design to find that it is toocostly. We document field verificationfacilitating site tours by each designdiscipline and Client technical staff.Our staff is also experienced in servingas liaison with local zoning plan reviewagencies and walk the tight rope toinvolve and generate ownership andcooperation while holding firm on issuesnot under local jurisdictions.We follow the California EnvironmentalQuality Act (CEQA) check lists assistingClients in filing Notices of Determinations, Exemptions, or selectfirms to develop Negative Declarationsor Environmental Impact Documents.Once the written program is issued,formal approval is facilitated so designdoes not begin without all issuesresolved to address the project's goals.SCHEMATIC DESIGNOur team attends meetings with thedesign firm and owner's design advisorycommittee. Minutes are issueddocumenting all design decisions. Valueengineering, or the process of maximizing function for the least cost, isimplemented early and is an on going"process". It is not an "event." Thedesign team must avoid utilizingsystems that are known historically tomalfunction or exceed costrequirements.
