Mediocre Maintenance.
Three layers of roofing and gutters with plants growing inthem are signs the owners aren't big onmaintaining their home. What else did theyneglect?
Foundation Failures.
Check out the yardgrading. If the yard slopes toward the house,it could cause water to run down the foundationwalls or into the basement, which will becostly to repair. Scour the foundation for damage. Bulges or cracks bigger than one-third inch can mean the house has seriousstructural issues.
Faulty or Old Wiring.
While you're probablynot an electrician, make sure all the switchesand outlets in the house function properly.Flickering lights, circuits that don't work andwarm or hot outlets or faceplates are allsymptoms of wiring problems.
Fresh Paint on One Wall.
New paint canreally spruce up drab walls, but it can alsohide bigger problems, like water damage, mildew or mold.
Foggy or Nonfunctioning Windows.
Check for water in between double-panedwindows and make sure all the windows arefunctional.
Structural Walls or Floors.
The house mayhave an open floor plan, but was it alwaysopen or did the homeowners renovate? If they removed a load-bearing wall withoutadjusting the framing, it can shift weight toother parts of the house.
Bugs!
No one wants a house with a pest problem, be it roaches, mice, or worst of all, termites. Be on the lookout for unwelcomecreatures as you tour the house. Termiteinspections are typically done at the timeof home inspections when purchasing a property.
