Located 20 minutes

north of Austin on the

South San Gabriel River,
Water Oak at San Gabriel
is a forward-thinking
conservation community
built around the philosophy
that neighbors should
interact with each other
and the land around them.
Designed to respect the
natural environment, the
community preserves
and protects hundreds of
acres and includes miles
of interconnected trails,
open natural areas and
limited-access preserves.
Designed by an award-winning team of land planners, developers and
engineers, Water Oak highlights and preserves the land’s natural amenities.
The vision for Water Oak is of a highly walkable community that provides
both amenities and necessities close to home, with easy access to neigh-
borhood shops, residential areas and parks. A network of groomed and
raw greenbelts, pathways, and nature trails provides the perfect place to
walk, jog, hike and bike and will one day tie into Georgetown’s system
of parks along the banks of the South San Gabriel River.
Reduce your carbon footprint.
A new horizon unfolds.
The trees are as important as the houses.
An unprecedented 680 acres of Water Oak will be left undeveloped —
Zilker Park is only 351. The Water Oak community includes varying
levels of open space, allowing you to decide how deep into nature you
want to immerse yourself. Whether relaxing under a tree on the manicured
lawn of one of our neighborhood parks, meandering through the woods
on a trail, or discovering the beauty of 2.3 miles of river frontage, you will
find yourself surrounded by the best Mother Nature has to offer.
A new horizon unfolds. You are here.

Our community amenities
rival our natural ones.
At Water Oak, you can walk or ride your bike almost
anywhere. The heart of the community will include an
easily accessible school within the nationally recognized
Georgetown Independent School District. Future
plans call for an environmental learning center where
children can have hands-on experiences with nature.

Throughout the community, people will interact

with their neighbors as they ride their bikes to
nearby shops, walk their dog to get the mail, meet
on front porches to discuss plans for the weekend or
play catch in the neighborhood park. Water Oak
will feature, not one, but several resident parks rich
with amenities; trailheads, pools, picnic pavilions,
a variety of play centers, overlooks and community
buildings. In addition, smaller neighborhood
parks will be sprinkled throughout the community –
a stone’s throw away from your front door.
Big town benefits. Small town charm. Water Oak is nestled close to downtown historic Georgetown in
Williamson County. Rich with small town charm, Georgetown’s
shops, restaurants and opportunities to enjoy the arts, provide
the perfect place to build a forward-thinking neighborhood with
friendly community values. Water Oak truly is close to everything
and is a part of the City’s vision to provide a trail system to link
downtown Georgetown to Garey Park. Water Oak is located in
Georgetown but is still close to the Round Rock Premium
Outlets, IKEA, Dell Diamond Ballpark, and downtown Austin.
