LeaseLease-- A contract under which one party, thelessor (owner) of an asset, agrees to grant theuse of that asset to another, the lessee, inexchange for periodic rental payments.
Typically, a company first decides on the asset thatit needs. It then negotiates a lease contract with alessor for use of that asset. The lease agreementestablishes that the lessee has the right to use theasset and, in return, must make periodic paymentsto the lessor, the owner of the asset. The lessor isusually either the asset’s manufacturer or anindependent leasing company. If the lessor is anindependent leasing company, it must buy theasset from a manufacturer. The lessor thendelivers the asset to the lessee, and the leasegoes into effect.
