August Property sales were 15, up 7.1% from 14 in August of 2012 and 11.8% lower than the 17 sales last month. August 2013 sales were at a mid level compared to August of 2012 and 2011. August YTD sales of 125 are running 10.1% behind last year's year-to-date sales of 139.

The Median Sales Price in August was $725,000, up 32.7% from $546,250 in August of 2012 and down 0.7% from $730,000 last month. The Average Sales Price in August was $710,675, up 9.5% from $648,857 in August of 2012 and down 5.3% from $750,235 last month. August 2013 ASP was at the highest level compared to August of 2012 and 2011.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for August was 75, up 188.5% from 26 days last month and down 8.5% from 82 days in August of last year. The August 2013 DOM was at its lowest level compared with August of 2012 and 2011.
