!" The Iand use oI DMC has been pIanned in accordance with other reIated deveIopment projects
such as the ResidentiaI DeveIopment Project, RedeveIopment oI ResidentiaI District and
Soosaek Urban Design Projects.

work with the current physicaI conditions.

have been divided into smaIIer Iots according to the north south axis.
!" The rear areas oI bIocks C and D provide super Iarge-scaIe Iots Ior residentiaI-commerciaI
compIexes.
!" Big Iots have been aIIocated in the bIock D that incIudes internationaI business and core
commerciaI Iunctions.
!" BIocks E and F have been designed to provide speciaIized IT business, hoteIs and convention
center by dividing Iarge Iots with pedestrian roads in the middIe.

2. 4. 3 Density Plan
!" The density pIan (A), caIcuIated by the IIoor-area ratio oI Iots pIanned in the preIiminary Iand
use pIan, is bigger than the density pIan (B) derived Irom the zoning pIan. ThereIore the density
pIan has aimed to minimize the diIIerence between pIans (A) and (B).
!" To minimize the diIIerence, pIan (A) can be adjusted in size by;
#"Reducing Iand Ior saIes by expanding pubIic area and roads
#"Sizes oI buiIdings can be reduced by pIanner`s intention based on the Iot pIan
#"Minimizing the size oI Iot deveIopment
!" In order Ior the density pIan to meet the size oI Iots, the Iand use pIan has been modiIied by
reducing the size oI Iand Ior saIes, expanding pubIic areas (greenery, parks and pedestrian roads)
and maximizing density Ior individuaI Iot.
!" In this case, the Iand saIes wiII soar because oI the rise oI IIoor-area ratio Ior each Iot. The
overaII environment oI DMC wiII be better by providing more areas that are pubIic. However,
to the city deveIoper, this may bring sIow-in-Iand saIes phenomenon Ior high Iand price.

2. 4. 4 Floor-Area Ratio for Blocks
!" BIock A: The Iots Ior compIex type IaciIities wiII have 300 ratio in order to meet the buiIding
height Iimitation Ior aviation. Other Iots Ior IT business incIuding center type IaciIities wiII have
400 ratio.
!" BIocks B and C: 600 ratio wiII be given to the Iots aIong the main roads and the centraI park.
400 Ior Iots on the IeIt and right. 500 Ior residentiaI-commerciaI compIex in the rear side oI
bIocks.
!" BIock D: To attract Iarge scaIe deveIopment, the Iarge Iots in the internationaI business and core
commerciaI bIocks wiII have 1,000 ratio and 800 wiII be given to IT business aIong the
main roads.
!" BIock E: IT business Iunctions aIong the main roads wiII have 800 ratio, which wiII bring
harmonious Iandscape aIong the roads. The IT business within the bIocks wiII have 600.
!" BIock F: This area, as an internationaI business bIock incIuding hoteIs and convention center,
wiII have 300 ratio according to demand. The same 300 ratio wiII be appIied to the Ioreign
research centers. However, the IIoor-area ratio Ior these Iunctions can be adjusted according the

2. 5 Landscape Plan
!" The height Iimitation Ior aviation has been considered in the Iandscape pIan. The main
Iandscape wiII be impIemented in the neighbor areas oI Soosaek train station. From this point,
the street Iandscape wiII be Iormed aIong the main roads where high-rise buiIdings reside.
!" In case oI north and south Iandscape, bIock D, near to Susaek station compIex, shouId Iorm
approximateIy 25 to 35 story uniIied centraI Iandscape and bIock E and F Iorm about 15 story
Iandscape. It wiII give a center-high (Soosaek station), and outside-Iow view (Nanji Park).
!" In case oI state oI the art business IaciIities on the main roads, Iorm about 20 story street
Iandscape by appIying 600 IIoor area ratio and 30 oI buiIding coverage iI possibIe
!" In case oI east and west Iandscape, make approximateIy 20 story uniIied centraI Iandscape with
center-high, and outside-Iow view.

2. 6 Park and greenery plan


!" Pedestrian roads and parks wiII make DMC a pedestrian IriendIy environment and provide
abundant space Ior Ieisure and reIaxation.
!" Transportation routes wiII be extended and newIy adapted Ior connection between the Sangam
New MiIIennium city and DMC. Greenery on the main roads wiII work as a buIIer between
DMC and its neighboring residentiaI areas.
!" Parks and green areas pIanned in the way stated above wiII network peopIe and Iand Ior
diIIerent Iunctions. This change wiII give more ecoIogicaI environment and diIIerentiate
DMC`s work areas Irom others.
!" The beIow ground IeveI oI these parks and greenery wiII be used Ior pubIic parking area and
other IunctionaI space, which can respond to changes in inIrastructure changes and possibIe
Iand demand.

2. 7 Step by Step Development Planning
!" Since DMC is expected to take Iong period Ior compIetion, it has to be deveIoped step by step
in order to maximize deveIopment eIIiciency and IIexibiIity.
!" PossibiIity oI successIuI deveIopment wiII be maximized by making earIy activation districts oI
DMC as 1st step oI deveIopment and Ieading direction oI deveIopment to state oI the art
business district, InternationaI business & centraI commerciaI district, educationaI & research
district, gIobaIization district.
!" The second step as physicaI deveIopment oI DMC, wiII attract anchor deveIopers and
corporations in commerciaI and muIti-purpose areas. Venture companies and speciaIized smaII
and medium sized companies wiII aIso be attracted to Iorm a muIti-purpose Iunction where
services can be exchanged through a network oI space, physicaI and inIormation.
!" Expansion oI DMC wiII be impIemented in the third step in order to retain competitiveness with
externaI environmentaI changes. The progressive method oI deveIopment, rather that
compIetion oI deveIopment, wiII be taken to pursue Iurther needs and demands oI the market.
