April 2009sales were 3% higher than April 2008sales. Pending sales increased by 7%from March to April 2009.April 2009 inventory of 6,821 homes for sale is 42% lower than April 2008 inventory. This is a55% decrease for the regional inven-tory record high of 15,302 set in Au-gust 2007.

salesdecreased 7% from March to April2009. Inventory decreased 17% dur-ing the month of April. Pending salesincreased by 5% in the month of April. 62% of the homes sold for un-der $200,000; 32% sold between$200,000 and $400,000; and 6% soldover $400,000. The average price per square foot increased by 2% duringthe month of April to $115.
Placer County
sales de-creased by 8% and inventory de-creased by 5% during the month of “In a reaction to REO inventoriesnow below one month’s supply, more buyers are turning to short-sales inhopes of snagging the home of their dreams. Relatively, the price-per-foot is on the rise in Sacramento,Placer and Yolo counties, althoughwe are still seeing declines in price- per-foot for El Dorado and Nevadacounties. sales have increased by 67%during the month of April, and inventory increased5%. Pending sales increased by 16%. 5 % of thehomes sold for under $200,000; 30% sold for between$200,000 and $400,000; and 65% sold for over $400,000. The average price per square foot de-creased by 2% during the month of April at $185.
San Joaquin County
sales have increased by 1% dur-ing the month of April, and inventory decreased 23%from March to April. Pending sales are down 2%.51% of the homes sold for under $200,000; 40% soldfor between $200,000 and $400,000; and 9% sold for over $400,000. The average price per square foot re-mained the same at $91 in April.

Fun, Fun, Fun Again For Everyone! Our 13th annual South Stanford Ranch GarageSale was a huge success! We had people streaming in from all areas to find great bargains at the200+ participating homes! 20 Rocklin teens in red “Rindy” T-shirts held signs, arrows andhanded out maps at all the major corners! Miniature “Rindy Garage Sale” signs lined the par-ticipating streets.The winning street for this garage sale participant contest was Adobe Rd. They had 9homes out of 40 on the street sign up and participate. Each one of them won a gift certificateranging from dinners and Starbucks to movies and gas!Our next garage sale will be in the Sunset West area of Rocklin on July 11th. This will be about the 6th annual in that area. Be sure to sign up and have the most percentage of partici- pating homes on your street for the contest! The 14th annual North Stanford Ranch sale will beAugust 29th.Our sales are very well known around Sacramento and Placer Counties and are thereforevery well attended. Be sure to get on board to sell your buried treasures! Remember, “Oneman’s junk is another man’s treasure.”

Beware of a Possible Verizon Wireless “Trick”!
I wanted everyone to be aware of what could happen to you because it happened to me. Nothinghas been proven or resolved, but the facts remain. 2 1/2 years ago, I signed up for 5 phones and2 wireless cards on a 2 year plan. The sales rep was in a contest to win a fabulous vacation. Hesold, traded, switched so many phones for us, and sent a new one when one stopped working.Later I found out he did win the trip. Upon canceling service to get the AT&T I-Phone, I foundout that one Verizon phone was put on a new 2 year plan and I was charged an early cancella-tion fee that they would not reverse even though all other lines were past their 2 year contract. No one told me upon canceling that 1 of the lines would be subject to early cancellation. BE-WARE and read their fine print! You, too, could get caught in this trick.
