Every year, we choose a few representative stories to show you the ways in which we help Minnesota organizations and individuals make a difference in their communities. This year, you will read about several non-prot organizations that have been helping Minnesotans for years and that Wells Fargo has been instrumental in supporting since their inception. New ideas, dedicated people and constant innovation have made organizations such as First Homes and Project for Pride in Living (PPL) successful in their missions. Wells Fargo is a longtime supporter of Project for Pride in Living (PPL)s mission to assist low-income individuals and families to work toward self-sufciency by providing housing, jobs and training. Every year, new aspects of this exceptionally strong partnership grow and develop, from capital gifts to major investments to team member volunteer involvement to sponsorship of fundraising events. Theyre a fabulous organization that helps thousands of people every year, said Debra Paterson, regional president for Wells Fargo Metro Minnesota and member of the PPL board. The Wells Fargo Foundation made a major contribution to PPLs 2006 capital campaign in addition to the annual support PPL receives to pilot new programs every year. PPL is always working to nd new ways to help the people they serve, and we help them test new strategies and initiatives, said Carolyn Roby of the Wells Fargo Foundation. In 2006, Wells Fargos Community Development & Specialized Lending team also worked with PPL to develop an EQ2 loan with equity equivalent to a $1 million line of credit to support PPLs large construction projects. Having the patient, long-term capital of the EQ2 makes it possible for us to spread our wings, said Steve Cramer, executive director of PPL. Additionally, Pat Gleason, home mortgage consultant, works with PPL on the nancing for their affordable condominium projects. The business banking team also assists PPL in efciently managing their cash to ensure nancial success.

As Minnesotas largest home mortgage lender, Wells Fargo leads the state in making home ownership a reality for low- to moderate-income families and individuals. In 2006, Wells Fargo Bank originated and purchased more than 42,000 loans totaling more than $7.3 billion.

Building a foundation for a stronger community in Rochester.


When Rochester faced an extreme affordable housing shortage in 1999, Wells Fargo became one of the rst sponsors of the Rochester Area Foundations First Homes initiative. Today, more than 650 affordable new residences have been built, providing quality starter homes and rental units to working families. Were proud to be one of the partners that have made First Homes such a success, said David Nelson, community bank president, Wells Fargo Rochester. Starting with a philanthropic gift of funds, Wells Fargo has provided assistance to the initiative in a number of ways. More than 50 percent of the home mortgages for First Home developments have been funded through Wells Fargo Home Mortgage, due in part to the homeowner education provided by Joan Karow, emerging markets specialist. This year, an EQ2 loan in the form of $650,000 in gap nancing is helping homeowners with no equity get started on the road to home ownership. Additionally, Dave Stenhaug of the Wells Fargo Wealth Management Group, chairs the board of the Rochester Area Foundation, where he helps raise and invest funds to insure the future success of the foundations mission.

Educating homebuyers before, during and after the sale.


The Minnesota Home Ownership Center (HOC) promotes sustainable home ownership for lowand moderate-income Minnesotans through the development and delivery of quality, standardized education, counseling and related support services. There was a need for consistent training for homeowner education, and HOC lled it. Wells Fargo is proud to have been one of the founding supporters of HOC and to have helped expand the program beyond the Twin Cities to Greater Minnesota, said Carolyn Roby, vice president of the Wells Fargo Foundation. In 2006, Wells Fargo made a $200,000 grant to HOC broken into two parts: a $100,000 annual grant directly to the HOC and a special $100,000 from Wells Fargo Home Mortgage through the Wells Fargo Housing Foundation to help address the increasing demand for help with foreclosure prevention. In addition to nancial support, Wells Fargo has a presence at HOC through the team members who serve on their board. Susan Strasser, vice president, Community Development and Specialized Lending, is on the HOC board and Amy Grayson, regional emerging markets consultant, Wells Fargo Home Mortgage, sits on their nance committee.

In 2006, Wells Fargo provided more than 38,000 small businesses access to capital totaling more than $1.4 billion. Wells Fargo has been the leading Small Business Administration (SBA) lender in Minnesota for 14 consecutive years.

Bayo Mafe, Stanley Jide and Charles Chiefredo are the founders of BCS African Wholesale Food Supply, a successful distributor of hard-to-nd African foods in the Twin Cities. When they wanted to expand into retail, they found it difcult to nance through conventional channels. When Rick Bonlender, vice president of Wells Fargo Business Banking, heard about BCSs situation from another Wells Fargo team member who worked with BCS on one of their existing accounts, he referred them to the Metropolitan Economic Development Association (MEDA), which offers consulting, training and nancing to minority-owned and -managed businesses. Wells Fargo took on the role of lead sponsor for the loan BCS received, which allowed them to expand and increase their revenue signicantly over the past year. Wells Fargo has been part of the consortium of banks that fund loans though MEDA since its inception in 1971, offering technical assistance and nancial capital to minority businesses. Team members have made personal commitments to the success of MEDA as well. Marilyn Dahl, regional president, Small Business Banking at Wells Fargo, is chair of MEDAs board of directors, and an avid supporter of their mission. Dave Bendell, vice president and senior regional credit ofcer, sits on MEDAs policy committee. Additionally, Sharon Garth, vice president for the Supplier Diversity Program assists minority and women-owned businesses become diverse suppliers for Wells Fargo. MEDA recognized Wells Fargos partnership with its 2006 Corporation of the Year award.

Wells Fargo facilitated the development of 272 housing projects for local and state governments in Minnesota representing $5.5 billion. In 2006, Wells Fargo led the nation in providing trustee services for single family and multi-family projects.

Multiple relationships build Habitat for Humanity homes across the state.
Habitat for Humanity and Wells Fargo share an important mission to make home ownership a reality for families in need. In Minnesota, Habitat for Humanity partners with Wells Fargo to obtain nancial services, business expertise, contributions, grants, loans and the volunteer service of thousands of team members. Im not the best carpenter, but I can make a difference for a worthwhile organization through my work at Wells Fargo, said Dawn Hill, vice president for Wells Fargo Corporate Trust Services. She serves as the relationship manager for Habitat for Humanity Minnesota, the umbrella organization that provides resources to 35 Habitat afliates across the state. According to Jan Plimpton, executive director for Habitat for Humanity Minnesota, Dawn assists us in managing our lending transactions and makes it possible for us to efciently achieve the standards of excellence expected of larger secondary market mortgage providers. That service ensures continued home ownership opportunities for families in Minnesota. Gerry Stenson, executive vice president, Regional Commercial Banking Ofce (RCBO), serves on the board of directors for Twin Cities Habitat for Humanity, and in 2006 he led Wells Fargos involvement as the development sponsor at the Ripley Gardens project in North Minneapolis. The Wells Fargo Housing Foundation (WFHF) works with Habitat for Humanity Minnesota to provide afliates across the state with grants for local projects through Wells Fargo banks in their areas.

Turning bad luck around for a family farm.


On Friday the 13th of August 2004, Robb and Heidi Oyster of eastern Otter Tail County near Hewitt, Minnesota, experienced some truly bad luck. A re destroyed their free stall barn, damaged their milking parlor and forced a critical decision could they afford to rebuild and continue operation of their 120-head dairy farm? They had farmed as a couple for 27 years, 22 years at their current location, and were not ready to give up. We hadnt had enough punishment, I guess, is Heidi Oysters wry observation. They turned to Rick Drevlow, ag industry specialist at the Fergus Falls Wells Fargo ofce. Rick is an excellent loan ofcer. Hes the reason we went with Wells Fargo, even though his bank is an hour away, said Robb. When Rick visited his clientsthe Oyster familyin the summer of 2005, he saw rsthand the impact of the loan. It was an unusual sight in todays agriculture all four Oyster sons as well as Robb and Heidi were roong their new free stall barn. Its gratifying to know that Wells Fargo continues to support family farms like theirs.

In 2006, Wells Fargo team members volunteered 142,500 hours to help serve hundreds of non-profit organizations serving communities across Minnesota. Additionally, Wells Fargo awarded $45,000 in Volunteer Service Award grants to 27 non-profit organizations.

Using email as a teaching tool and learning something at the same time.
Shelly Major, a learning and development consultant for Wells Fargo Institutional Brokerage and Sales, and Christine Gensch, a client service manager for Wells Fargo Institutional Trust Management, wanted to offer their business groups an opportunity to serve the community in a way that t into their busy lives. Working with Bonnie Vagasky at BestPrep, a statewide non-prot that serves 140,000 students and teachers annually, they connected with students at Como Park High School through an e-mentoring program. Exchanging emails once a week with students in accounting classes for eight weeks about topics ranging from technology to careers, 60 Wells Fargo team members helped students learn about the world of work. Our mentors felt like they really helped the students, and they felt like they learned something as well, said Major. The program has already earned a great reputation among team members. When Christine Gensch sent out an email looking for volunteers again this year, she lled the program with 60 volunteers in less than an hour.

Consolidating care to improve mental health services in Rochester.


Zumbro Valley Mental Health Center provides mental and chemical health services to people in the Rochester area. Last year, they decided to consolidate services from seven locations into one to better serve their clients. Having all our services in one place will improve both delivery and coordination of care for our clients, said Martie Guthrie, CFO of the Zumbro Mental Health Center. Working with an existing bank loan from Rochester Bank, Wells Fargo was able to develop a bridge loan using existing buildings planned for sale as collateral. The loan nanced the acquisition and renovation of two ofce buildings plus the construction of a headquarters ofce building and a residential facility slated to be completed in summer of 2007. Based on their contracts with the counties and their other funding sources, we were able to develop tax-exempt nancing and place it which gave them long-term nancing to build a new facility and centralize all their services, reduce staff and other operating costs, and provide new facilities and better services, said Dick Miller, senior vice president of public nance, Wells Fargo Rochester.
