Facilities Management Report for March, April and May 2009
Martin Luther King Jr. Memorial Library
•
The new Cooling Tower has been installed and cooling operations are inprogress.
•
New energy efficient lighting has been installed in the public hallways onthe 2
nd,
3
rd
and 4
th
floors.
•
All fire extinguishers have been inspected, tested and/or replaced.
•
New cooling coils have been replaced in the stairways on the fourth floorand new drain pans are installed from the 4
th
floor through A level.
•
Chillers and pumps have been repaired and all maintenance on thecooling system has been completed.
•
All fourth floor windows on the west side of the building have been tintedto lessen the heat load for the summer.
•
Routine maintenance work was completed in other areas of the building.
•
Window washing was completed for the entire building.
•
Two broken windows were replaced; one in the Budget and FinanceDepartment and another in the Popular library.
•
Preventive maintenance and repair of a leak was completed on thetransformers and main feeder.
Neighborhood Libraries
•
Steam traps are being replaced throughout the building at Northeast.
•
DCPL carpenter is repairing and re-keying all neighborhood libraries.
•
DCPL painters have completed painting restrooms at Tenley-FriendshipInterim.
•
Preventive maintenance has been completed on all cooling systems at theneighborhood libraries and all systems started up on May 15.
•
Two new heat pumps were installed at Tenley Interim.
•
A new cooling system is being installed in the meeting room at ClevelandPark as well as carpet in the workroom.
•
Fan coil units in the kitchen and work room were repaired at Southeast.
•
The exhaust fan and lights were replaced in the mechanical room atCapitol View.
•
Roofing problems were repaired and new drain pans installed at LamondRiggs.
•
Painting has been completed at Capitol View which included the first floor,second floor and some exterior trim.
•
DCPL painters repaired and re-finished the exterior wooden library sign inthe front yard at Petworth library.
•
The main water line that services Takoma Park burst from old age and thebranch was closed from April 16 through April 22 for repairs. A newcopper line now replaces approximately 30 feet of old piping from themeter into the building.
