 Thane has witnessed a drastic makeover in recent years. Forthose who have seen Thane a few years back will see aradical and a welcome change in the city’s infrastructure andambience. Beside the rapid development, being gifted withmany lakes and a hilly landscape, which adds to its beauty, Thane has become a sought after area. Residential,industrial and now even the booming IT sector is embracingthe city.In the wake of these developments, apart from a serving asa residential haven, it will also serve many employmentopportunities for the qualified professionals. Ex-municipalcommissioner, Mr. T. Chandrashekar has been an initiatingand a guiding force for this drastic makeover the city haswitnessed. Aptly following his directives and continuing thegood work Thane Municipal Corporation has beenstrengthening the foundation for a clean and green Thanewith developed infrastructure.Sharing his views on the topic, Mr. Rajesh Kanakia, Chairmanof Kanakia Builders says “Thane is very close to Mumbai,besides it is well connected to Navi Mumbai by road as wellas railway and functions as a central area”.Strategic location of Thane at the junction of Navi Mumbaiand Thane besides being well connected to Eastern Expresshighway makes it well connected to other parts of the city.He further adds “The wide roads, commuting conveniencesand other basic infrastructure are very good, but one majorhindrance for its development is lack of power supply and
long durations of load shedding. If major power producingunits like Reliance and Tata cater to the power demands of the city then the problem of load shedding can beaddressed. Considering the increasing demands in theresidential sector there will be a tremendous rise in theproperty rates as well.”“I have been residing at Thane for the past 22-23 years andhave witnessed the changes that have taken place. Earlierthe irregular water supply was an annoying issue and sowere the pathetic conditions of the road. But postdevelopment the city flaunts a completely new look. Thanehas even been a proud receiver of Beautiful city award. Tosum it up, I love being a part of this city and I cannot evenconsider settling down somewhere else,” says Mr. SantoshDeshmukh. The rising number of quality educational institutions andschools serve as an indicator of an all round development of the city. There are number of good schools like Holy CrossConvent High school, A.K. Joshi public schools, Bharat Englishschool catering the primary education to the city children.Also colleges like Dyansadhana, Government Polytechniccater to the higher education needs of the city.Mrs. Aruna Iyer, a resident of Arun Parek at Thane says, “Wecame to Thane 13 years ago. Before that we stayed atGhatkopar, where the home was too small for our comfortand the surrounding area was not very pleasant as well. Thane offered an appropriate mix of these needs along withgood infrastructure and hence we settled here. The city hasa clean and quite ambience and more importantly Thanerailway station is just two minutes walk from our residence.Basic requirements like school, market, hospitals are wellwithin walking distances from our residence. Also thestandard of living in Thane is slowly seeing a change in itsprofile. Number of malls and multiplexes have entered themarket and offer excellent services and entertainmentfacilities.”
 Thane is sought after area for those who seek peace andcalm. In the wake of this increasing popularity majordevelopers are planning and projecting Thane as aresidential township. Mr. C.J. Matthew, Head of Marketing,Keystone Realtors says, “The amenities and infrastructureprovided by the Thane Municipal Corporation is definitelybetter than its counterpart in Mumbai. Our project,Rustomjee Township is a spread over a sprawling 127 acresof land, which envisions our dream of providing all the basicfacilities within walking distances and also catering to theurban luxuries of the residents. The project aims at aproviding a complete and one of its kind experience in thecity.” Thane have also seen an increase in the constructionbusiness primarily attributed to wide-open spaces, new mallsand also because both the areas have managed to remaingreen over the years.Marketing head of Runwal Group, Mrs. Sujata says, “Themalls, shopping complexes, schools and colleges dotting thecity has been attracting the investors in the service industry.Our projects in Thane are priced at 3500 to 4000 rupees persq.ft.”Hussain Lalani of Director Lalani Group says, “Thane is oneof its kind where the demands of middle income group of thepopulation can be adequately addressed and provided atreasonable rates. Comparing with the ongoing rates of around 5000-7000 rupees per sq.ft., Thane offers a feasible2500-4500 rupees per sq.ft. for its projects. We havespacious 3 BHK flats in our projects targeting primarily themiddle income group of the society.” The major advantage of Thane is the affordability when itcomes to owning a property.
