Please refer to the above table for average build cost based on /m2. You will need to refer to either route C or route D if you do not wish to have any involvements with the build. Your Gross internal (usable) floor areas are: Ground floor inc. Garage = 81m2 First Floor = 55m2 Roof Space = 24m2 (70% of average cost)

Therefore the cost will be for a standard finish route C = 113K Excellent Finish route D = 182K Also you will need to set aside around: 7,500-10,000 to bring in water, drainage, electricity, gas and telephone. 10-15% of total build cost as a contingency for unforeseen costs. 15% for external works

Additional cost for renewable technologies (PV Panels) This will be around 15-20K base on 4KWp 19-20 solar panels There are currently several companies that provide free solar panels which means that they provide all the equipment and install everything. You get the free electricity they produce and the company claims the lucrative feed in tariff. The panels are maintained and managed by the company so it costs you absolutely nothing at all. However if you pay to have the panels installed you can claim the tariff. Of course there is the large outlay up front but you will earn more back over the 25 years that the government guarantee the tariff for. At the moment returns can be 8-10% a year from the investment. For example if the solar panels cost 20K you should get back 2000 a year on the claim.

NOTE: These are just average cost and can be less than what I have indicated, and this can be done by competitive tender/quotes with builders and PV suppliers.
