CONCEPT FORTHE REDEVELOPMENT OF 125DT]NNELLROADWehaveconcludedhat thehighest,best,and most appropriateuse forthe site wouldbemulti-familyresidential.Asmall upscale ental community isperfectlysuited forthesite,forthefollowing reasons.l)Lack of supply.There arevery few upscaleental options inMaplewoodand thesurroundingowns.Gaslight Commons,a relatively new rentalcommunityinSouthOrange,has had historicallylowvacancy ates.2) Proximity to NJTransit train. Many commutersare seekingplaceso livethat wouldnot requiredriving to the train station.3) Proximity todowntown Maplewood. Additionally,manypeoplewouldbenefitfromliving within walkingdistanceo town, allowing them to shop,eat andenjoy allthatMaplewoodhaso offerwithout havingtogetintoa car.4)Proximity tothe Park System.5)Parking require'mentsor residentialunitsaregreatestat off-peaktimes.Duringcommutingtimes, theresidentswho drivetowork wouldbe leavingthearea,creatinglessof aburden onparking.Those residents hat commutebytrain wouldnotaddasingle car to streetraffic.
