Facility Assessment
A. Heating System
Description: The existing system for the original building is a gas fired hot water boiler system. The boilers are original to the date of construction. The existing
system for the media center addition is a hot water boiler system which is original to the date of construction. A limited portion of the 1993
addition is equipped with air conditioning. Typical classrooms throughout the complex are equipped with unit ventilators.
Recommendations: Provide for complete replacement of the entire heating/ventilation and cooling system throughout the entire complex due to condition, use of
dated equipment, and lack of proper ventilation and air conditioning. Convert to a fully ducted system to conform to OSDM standards and current
ventilation requirements.

toilet room/restrooms at the 1964 addition were renovated to provide accessible accommodations. However, the modifications are incomplete
and/or are an inappropriate application of the ADA guidelines. A portion of the existing door assemblies do not provide the required maneuvering
clearances. The majority of the existing door installations are equipped with lever hardware but a portion of the existing doors are dated. The
stage is not accessible. The 1993 addition was designed to provide accessible accommodations but the existing toilet room lavatories are lacking
pipe insulation protection. The existing drinking fountains at the 1964 structure are not accessible. The drinking fountain at the 1993 addition

P. Site Condition
Description: Buses load/unload at the main entry to the school complex and share a common path of travel with vehicular traffic. District officials noted asphalt
pavements were replaced in 2005. The existing pavements display limited areas of deterioration. Approximately 50% of the concrete walks have
been updated and include accessible ramp installations with detectable warnings. A portion of the existing walks are deteriorated. Playground
equipment was updated in the recent past. A portion of the equipment installations are wood structures. The site was covered with snow at the
time of the site visit, thus hindering full assessment of site conditions.
Recommendations: Replace remaining deteriorated concrete walks and provide for a new asphalt wearing course. Provide a dedicated bus loading/unloading zone.
Replace wood play structures with durable assemblies providing a long life expectance.
Q. Sewage System
