The date of commencement of the tenancy is from 04.12.2009 and theduration of this agreement is for 12 months from the said date.The Party No. 2 shall pay a sum of Rs. 75,000/- ( Seventy five thousandsonly) as advance which is repayable by Party No. 1 at the expiry of thetenancy and no interest is payable on the same.The Party No. 2 hereby agreed with and covenants with Party No. 2 asfollows:1.To pay the rent regularly as stipulated during the terms of tenancy.2.To keep the premises in good and tenantable repair and maintain thehouse with all fittings and fixture clean tidy and periodical withwashing etc.
To use the said building only for the purpose of business of thetenant and shall not use the same for any unlawful purpose.
Not to sublet the property to any other person and shall not alter,change or reconstruct the building without the prior consent of Party No. 1.
To pay the electricity charges as per their separate metre provided.
To engage, pay wages, salary, bonus and other benefits for theworkers employed and obtain necessary licenses from the concernedauthorities in connection on worth the business of the Party No. 1.
The Party No. 2 shall pay a sum of Rs. 7,500/- ( Seven thousand fivehundred only ) as monthly rent for the first year and their after anamount of Rs. 500/- ( Five hundred only ) on the existing rent if theParty No. 2 wish to continue after one year, towards the amenitiesdescribed hereunder on or before 10
of the every calendar month.8.To vacate and handover possession without any delay or damage, tothe said building immediately on the expiry of this agreement or onthe termination of this agreement.
The Party No. 1 has agreed to provide the following: To pay the property Tax and other municipal rates and taxes to the said building.To provide common water connection, electricity connections to the building with usual wiring and fittings, pipes etc.,……. 2
