Ross Graves
Mr. Graves’ professional career has spanned over 30 years in the land development business. During that time, he has
accumulated experience with: developing project proformas, securing bank financing and managing project financing; site
analysis and selection; zoning, planning and platting; design and installation of infrastructure; and all aspects of residential
design, construction and budget estimating. For the past 15 years, Mr. Graves and his family have lived in the mountains of
Colorado.
Mr.. Graves has received national recognition from the United States Urban Land Institute with the “Terwilliger” 2009 Award for

DEVELOPMENT EXPERIENCE
ƒ Miller Ranch, Edwards, Colorado - Graves was hired by ASW Realty Partners to manage the construction and
development of this 282 unit project in Edwards, Colorado. The project was pre-sold and constructed in less then 36
months from raw ground to full occupancy. This project was completed in partnership with Eagle County and solidified
Graves’ ability to work closely with inter-governmental agencies.
ƒ Sky Legend, Gypsum, Colorado - The Sky Legend Project consists of 247 residential lots and houses located on a Pete
Dye golf course in Gypsum, Colorado. Graves’ responsibility consisted of preparation of all PUD guidelines and
development phasing strategies as well as securing bank finance from Colorado Capital Bank for the A&D and vertical
building loans. Graves coordinated the sales and marketing effort and managed the installation of the horizontal
infrastructure. Graves assembled a construction company that build 58 homes in the development.
ƒ Chatfield Corners, Gypsum, Colorado - Chatfield Corners is a residential project located in Gypsum Colorado. Graves
conceived the project obtained financing from American National Bank and completed the development of 233 lots. His
responsibility included all annexation negotiations and subdivision approval agreements. Graves negotiated the contracts
for civil engineering and horizontal construction and managed the draws and bank relationships.
ƒ Cotton Ranch, Gypsum, Colorado - Graves designed the Cotton Ranch golf course with Pete Dye as part of a 556 unit
PUD in Gypsum, Colorado. After the design was complete, Graves managed the construction of the golf course and
clubhouse. During this period Graves founded a horizontal construction company to construct the roads and utilities for
the Cotton Ranch project. The company developed into a regional heavy construction company with 35 employees, a
concrete division, deep utilities and grading division.
