Description. The PCV / ST Real Estate Agent Referral Sweepstakes (the
“Promotion”) provides agents with the cha
nce to win a prize by referring the most tenantsthat actually sign a lease with Peter Cooper Village or Stuyvesant Town, during theperiod May 24
, 2010 to December 31, 2010 (“Promotion Period”). Entrants are
responsible for ensuring that Sponsor takes no
te of the entrant’s referral in order to
receive credit for this Promotion. Official rules will be available from leasing agent.2.
 
Eligibility.
The Promotion is open to legal residents of the 50 United States (incl.DC), 21 years of age or older at the time of entry, and who work as a real estate broker oreal estate salesperson at the time of entry and at the time the winner is announced. Prize
winner of Zipcar prize must have a valid drivers license and must qualify under Zipcar’s
legal driving and rental requirements to be a driver in order to receive the Zipcar prize.Employees of Tishman Speyer, its affiliates and subsidiaries, and their immediate familymembers, are not eligible. All federal, state, and local laws and regulations apply. Voidwhere prohibited, taxed or restricted by law.

Prize Claim: Any tie at the end of the Promotion Period will be broken by usingthe following tie-breakers: (a) most revenue of leases signed; and if tie still persists, (b)the most square footage of the leases signed
. Sponsor reserves the right to select awinner based on this criteria or any other criteria if there is any question as to method of winner selection.
Potential Grand Prize winners will be notified by telephone or e-mailwithin approximately 1-2 weeks of the close of the Promotion Period. If a potentialwinner cannot be reached or fails to respond for a period of seven (7) calendar daysfollowing first attempted notification, prize will be forfeited and an alternate winner willbe randomly selected. Potential winners may be sent an Affidavit of Eligibility/Releaseof Liability Form, and where legal, Publicity Release. Potential winner must execute andreturn any required Affidavit of Eligibility/Release of Liability Form, and where legal,Publicity Release, within seven (7) days of receipt. Non-compliance within this timeperiod or return of Affidavit of Eligibility/Release of Liability Form as undeliverable mayresult in disqualification and an alternate winner will be randomly selected. All federal,state and local taxes, and other charges, if any, are the sole responsibility of the winner.Winners of prizes valued at greater than $600 will be issued an IRS Form 1099-MISC,
which requires disclosure to Sponsor of winner’s social security number for IRS tax

General/Release. By entering Promotion, entrants agree to abide by and be boundby these Official Rules and the decisions of Sponsor, which shall be final and binding inall respects. By participating, winner releases Sponsor and its parent companies,affiliates, subsidiaries, distributors, advertising and promotional agencies, and theirrespective directors, officers, employees and agents, from any and all liability withrespect to all aspects of the Promotion and the possession, acceptance, use or misuse of prizes. Entrants who do not comply with Official Rules or who attempt to interfere withthe Promotion in any way shall be disqualified. Acceptance of prize constitutes
 permission to use the winners’ name, likeness and/or photograph and statem
ents foradvertising/trade purposes in any and all media, and all media now or hereafter knownworldwide, without further compensation, notification or permission, unless prohibitedby law.6.
 
Promotion Integrity. Sponsor is not responsible for omission, interruption,deletion, defect
, delay in operations, theft or destruction or unauthorized access to or alterations of entry materials, or for technical, network, telephone equipment, electronic,computer, hardware or software malfunctions or limitations of any kind, incorrect or inaccurate entry information, computer bugs or viruses; failures in servers or other connections; lost or interrupted or unavailable network, miscommunications, failed phoneor hardware or software transmission failure or loss; delayed or corrupted datatransmissions; garbled or jumbled transmissions or for any other error of any kind,whether computer, technical printing, typographical, human or other, relating to or inconnection with the Promotion including, without limitation, errors which may occur inconnection with the administration of the Promotion, the announcement of the prize, the processing of entries or in any Promotion related materials, or inaccurate transmissions of or failure to receive visit information by Sponsor on account of technical problems or traffic congestion on the Internet or at any Web site or any combination thereof.
