Stan Croenne doing business as ComprehensiveHome Inspections (hereafter referenced as CHI) andClient agree to have CHI conduct a propertyinspection on _________ for the purpose of informing the Client of the condition of the propertyon the date of the inspection. The inspection and thereport are to be performed and prepared for theconfidential and exclusive use and possession of theClient. The written report will include commentsbased on observations of the visible and accessibleparts of the following only:
 
Structural Components and Basement
 
Electrical, plumbing, domestic water heating,heating and air conditioning. Air conditioningunits are not tested when the outside temperatureis below 60 degrees for a period of 24 hoursprior to the inspection, per manufacturer’srecommendations.
 
Condition and general age of major systems
 
General exterior, including roof, gutters,chimney, major drive and walkways, drainageand grading
 
General interior, including ceilings, walls,floors, windows, doors and stairs.
 
Attic, ventilation and insulation (if readily andsafely accessible)
 
Kitchen and major appliances
Client acknowledges receiving a copy of theNACHI standards of practice along with the Pre-Inspection agreement.
The client is encouraged to be present at the time of the inspection or toward the end of the inspection forreview and assumes the risk of personal injury ordamages in the event that an accident occurs duringthe inspection. In the event that the Client elects notto be present during the inspection, the Clientassumes the responsibility for any incompleteinformation or misunderstanding arising there from.Distribution of the ReportBy initialing here (_________) Client authorizes meto distribute a copy of the Inspection report to theClients real estate agent.This report is intended only as a general guide tohelp the Client make his own evaluation of theoverall condition of the home, and is not intended toreflect the value of the premises, nor make anyrepresentation as to the advisability of purchase.The report expresses the personal opinions of theinspector, based upon his visual impressions of thecondition that existed at the time of the inspectiononly. The inspection and the report are not intendedto be technically exhaustive, or to imply that everycomponent was inspected, or that every possibledefect was discovered. No disassembly of equipment, opening of walls, moving of furniture,appliances or stored items, or excavation of sewer orelectric lines was performed. All components, andconditions which by the nature of their location areconcealed, camouflaged or difficult to inspect, areexcluded from the report. Gas and water line valvesare not turned during the inspection.Systems and conditions which are not within thescope of the building inspection include, but are notlimited to: formaldehyde, lead paint, asbestos, toxicor flammable materials, mold fungi and otherenvironmental hazards; pest infestation, playgroundequipment, efficiency measurement of insulation of heating and cooling equipment, internal orunderground drainage or plumbing, and systemswhich are shut down or otherwise secured; water towells (water quality or quantity); zoning ordinances;intercoms; security systems; pools; heat sensors;cosmetic or building code conformity. Any generalcomments about these systems and conditions areinformational only and do not represent aninspection.The way to determine whether a roof or foundationis absolutely watertight is to observe it during aprolonged rainfall.
