KEY ROYAL CLUBHOUSE AGREEMENT

1. Smoking is not permitted in the clubhouse.2.The Clubhouse may only be reserved for private functions involving the resident, his/herfamily and their guests.3.Usage is limited to the Great Room, Coffee lounge, kitchen (no stove available), restroomand access to the restrooms for the pool.

Pool area may not be reserved or used byyour attendees and is for residents only.

4.Streamers or pictures may only be taped to the windows and doors. No items may bepasted or stapled, or otherwise adhered to the walls.5.The use of the clubhouse for private resident functions is limited to a

maximum of forty(40) people.

6.Guest parking for private functions is restricted at all times to Guest spaces. Guestparking is in front of the Clubhouse. Towing will be enforced for those not in compliance.7.The fees for private party usage shall be determined each year by the Board of Directors. There is presently no usage fee. There is a $100.00 refundable cleaning/damage deposit if the rooms are acceptable after inspection. The Clubhouse may be reserved for four (4)hours with one additional hour for set-up/clean-up. Reservations are subject to Boardapproval and need at least two weeks advance notice and may not be made more thanone year in advance. The Clubhouse room is subject to the same noise consideration asdefined for owner units. All events are to be over by the 10 p.m. deadline.8.By signing this agreement, the resident reserving the Clubhouse shall assume allresponsibility for any damage that may occur during the time of rental and shall provide acomplete release to the Key Royal Condominium Association. At least one (1) adultresident, twenty-one (21) years of age, must be present at all times during the activity.
