KEY ROYAL CONDOMINIUM, ASSOCIATION, INC.BOARD OF DIRECTORS MEETING JUNE 27, 2007MINUTES
Board Members Present: Patti Place, Susan King, Joe KalinowskiPresidio Realty, Inc.: J. R. Wear, Sheila UllmannAttorney for the Association: John Goede The meeting of the Board of Directors of Key Royal CondominiumAssociation, Inc. was called to order at 6:30 pm by President, Patti Place.Patti introduced the Board Members and Presidio Realty representatives tothe homeowners present. Patti explained to the membership present thatthe Management Office had been moved across the hall to where theBusiness Center had been. The Business Center is now located in the backoffice where Management was located. This was done for security reasons,as the Property Manager, Sheila Ullmann had been threatened by ahomeowner.Patti Place spoke about the security cameras that had been installed. Extralighting had to be placed on the front of the Clubhouse as well as by the pooland compactor/recycling area. The Board spoke about a revision of the Pool Rules. Joe Kalinowski made amotion to change the pool rules to allow baby tubes/life preservers. SusanKing seconded the motion. Motion was passed.It was noted that there is a pool guard on duty on Saturday and Sunday.Every resident must have their pool passes as the guard is checking.However, it was mentioned that the guard is not a lifeguard.Patti Place informed the membership that there were units that had beenrented. Interviews are held around the 15

of each month for approval. The Board had written a hand out regarding the Foundations of a Community.It was stated that the Rules and Regulations have never changed.Susan King gave the Secretary’s Report. Collier County Sheriff’s Departmenthad signed an agreement with the Association allowing them to come on theproperty to arrest anyone. The grass in getting high on Immokalee Rd.Susan had written to Code Enforcement as the county always had taken careof that area until the construction had started. Code Enforcement said they
 
are not responsible. Susan then wrote to the County Commissioners who gotit done for us.Susan King is now a notary, if anyone needs one. Treasurer’s report was given by Susan King. July 1

maintenance fees aredue. She broke down the $763.30 quarterly fee and explained that theReserves are only for4 items.A motion was made by Joe Kalinowski to accept the minutes for the Januarymeeting. Motion was seconded by Susan King. Motion passed. J. R. Wear, from Presidio spoke about the resales and rentals. The Reservesare fully funded at this time. Susan asked about the Key Royal website and J.R. said it was up and running. Susan requested the website address be puton the letterhead. Joe Kalinowski was pleased about the ping pong table. Charlie Miller wasthanked for his hard work in putting it together as were Susan and AllisonKing. Jeanne and Charlie Miller were responsible for obtaining this. The formal meeting was closed.Unit #311 Charlie Miller spoke about the ping pong table which is now in thelibrary. The Clubhouse is only open when Sheila Ullmann is here. Locked onweekends. Patti Place explained that there are still issues with themaintenance area. Things have to be changed before this area can beturned over.Patti Place made a motion to accept the minutes of the meeting of November20, 2006. Susan King seconded motion.
