NAR obtains their real estate data from state & county based MLS organizations thoughout the United States. As a member of NAR, I am able to secure a number of spreadsheets covering various sets of data which I then combine into the above format to simplify review of the information provided. Each new year, I wait 3 or 4 months and secure the FINAL release of the previous year-end statistics and enter them into the spreadsheet shown. This is the same data that is forwarded by NAR to the staff at the Census Bureau, responsible for converting the information into real estate sale statistics adjusted for inflation (which is NOT the case here). I personally prefer RAW data that has not been ultered by a formula to address inflationary trends. For me, these numbers seem more real as we can all remember what we (and even our parents) paid for our / their homes. It is also fascinating to track the values of home appreciation over time (un-doctored by an inflation modified number). That is NOT to say that inflation adjusted numbers are not relevent. Quite the contrary. I look at the trand lines offered for both -- over time. I just have a preference.
