MEDICAL FACILITIES There are many private doctors having offices in Sun City which offer extensive medical services. Construction on the first phase of the Walter O. Boswell Hospital is scheduled to begin in 1969. It will have the finest equipment and facilities in existence. Special consideration will be directed to geriatrics, although the hospital will serve the general public as well as Sun City. Also, the Sun Valley Lodge, a nursing home, is located in Sun City.

WHEN YOU OWN A DUPLEX or APARTMENT

One of the chief advantages of Duplex or Apartment living in Sun City is that, for a small monthly consideration, the garden care and exterior building maintenance are the responsibility of others. Thus, you are free to come and go as you please without being concerned about these exterior maintenance malters.

Duplex or Apartment living offers an arrangement whereby you receive a fee simple Insured title to you r apartment and lot as well as an undivided interest in the common grounds in your unit. You finance separately and are taxed separately. You are not responsible for you r neighbor's mortgage payments or property taxes.

A Board of Management composed of residents in each unit shall be formed to manage property business. The Board of Management shall establish an operating fund, collected on a monthly basis, to use to pay property expenses. These expenses shall consist of: PROPERTY TAXES ... These taxes are assessed by the County. They are billed in Septem-

ber and may be paid in two semi-annual installments. The Board of Management shall pay these taxes from the monthly operating fund. FIRE INSURANCE ... A blanket fire insurance policy shall cover all apartments in a unit. Contents must be insured by each owner. EXTERIOR BUILDING MAINTENANCE AND GARDEN CARE ... These services shall be the responsibility of the Board of Management. SEWER COSTS ... These charges are $4.12 per month for one-bath apartments and $5.12 for two-bath apartments. WATER COSTS ... Rates are moderate.

RULES AND REGULATIONS ... The few rules and regulations pertaining to living in the Duplexes or Apartments were agreed upon by present residents and cover such subjects as unnecessary noise, the control of pets, the general cleanliness of the area, etc. They are all common sense restrictions. Should the Board of Management desire to employ an individual or outside firm to manage the apartments, it is free to do so.
