THE WORTH OF A HOME can be ound in details that truly defne uniqueness – assimple as a centuries old freplace that retains the historic permanence o a time past, or asgrand as a rootop promenade atop a landscape o city lights. So, to us
it’s not about thesize o the property, the number o bedrooms, or even the price, but more about thedistinct character
that makes a home worthy o being called exceptional.Julia B. Fee Sotheby’s International Realty is like no other real estate frm.Artully Uniting Extraordinary Homes with Extraordinary Lives.

here’s denitely not a better city in the world to live in than our own, beloved New  York City, but many New Yorkers can justabout instantly improve their individualeconomic circumstances and elevate theoverall quality o their lives by trading in the Medecokeys to their overpriced co-ops and commensurate$450-per-month parking spots or a nice, sprawling, well-appointed home in the suburbs, on a hal acre o beautiully landscaped terrain; with a three-car garageto go with that is large enough to comortably park not one, but two cars and still provide enough letover space to comortably accommodate all the amily luggage (that is now squeezed under the master bed inyour city apartment) and an extra rerigerator that canbe dedicated to keeping just the Diet Coke, PilsnerUrquell and Pinot Grigio chilled at the optimal cooltemperature! No, it’s not as ‘cool’ to live in the burbs as it is tolive in the city and yes, many do consider the proverbialmove to the suburbs to be the ultimate ‘sell out’ and deacto waving o the white ag, but in ‘Nerd-dom’ thereIS great comort, security and convenience (and resh airand a patio or barbequing) and it’s hard to argue thatit’s not also pretty cool to be able to save $70,000-plusa year on private school tuition, alone, and still have thepeace o mind o knowing ull well that your third andth graders are getting an equal or maybe even bettereducation at the outstanding public schools you may now be sending them to in Rye, Bronxville, Edgemont,Scarsdale, Armonk, Briarcli Manor or Chappaqua,New York. Tere’s no shortage o truly great schools in Westchester and there’s something to be said or beingable to put your kids on a quaint yellow school bus every morning rather than a dreary 4, 5 or 6 train that crawlsbelow Manhattan. Yes, taxes can be astronomically high in the nicertowns outside the city, but they’re also quite high inNYC and in the suburbs you don’t have to pony up thatmonthly maintenance ee (and dreaded assessments thatseem to be added to those maintenance bills two out o every three years in most building) to pay or the co-op’sinrastructure, ‘creative mortgage nancing’ and riendly doormen, porters and superintendents.Ten, there’s the question o the commute, but ormany the train trip in rom Westchester County canactually be quite relaxing and at the same time, a ratherreasonable and reliable ride (on Metro North in toGrand Central). In act, in many cases the bottom line‘door to door’ time increases by only modest incrementso 15 or 30 minutes per day; not necessarily more.Tere’s a New Yorker I know who lives on East End Avenue and 82nd Street who commutes to the West 40’severy morning and he has to allow at least 45 minutesto get to work and i there’s any problem at all, that 45minutes can easily balloon up to a ull hour. Conversely,I’m riendly with an investment banker who lives within walking distance o the train station in Rye, New York and happens to work on Park Avenue, just 7 or 8 blocksnorth o Grand Central Station; so or her, 45 – 50minutes is pretty much the amount o time it takes toget to work every morning. She leaves her gorgeoushome 10 minutes beore the train is scheduled to pull inand has a short, comortable ride that’s no more than 35- 40 minutes and then it’s just another 5 or 10 minutesrom rack 42 to her desk! We can point out all the economic advantages andthe act that or less money you’re likely to live in a homethat’s literally double or triple the square ootage you letbehind in New York City, but that space upgrade alonedoesn’t even begin to ully recognize the myriad waysthe quality o your lie is likely to improve once you getout o the city. Whether it’s being able to actually seethe stars on a clear autumn night or play a quick gameo tennis with your neighbor ater getting home rom work or being able to grill up a steak on the barbequeand coming up with a better tasting meal that doesn’t‘smoke up’ your entire apartment (not to mention outerhallway), it seems like you just are better at every turn when it comes to relocating to the suburbs. Want to take a jog? In the suburbs you’re out therein nature and there’s not a car whizzing by you every three seconds. In the city, you have to risk lie and limb(and social embarrassment i you’re not in great shape) just to make it to the park and unlike the peaceul roadyou might nd yoursel running on in the suburbs, inCentral Park there are taxis buzzing by you and touristsstanding in your path, looking at their little maps orup at the Dakota and impeding your ability to relaxand unwind and get the most out o the run that youcan! I think you get the idea, but sufce it to say thatrecreational opportunities abound outside the city andare just that much more vast and pleasant to navigate. At the end o the day, i you don’t have kids or you just love to go to a museum every weekend or gallery opening once a week and you’re the type o person whodoesn’t want to have to drive around every where andneeds to go to every trendy Asian-Dutch usion (LOL)restaurant that opens its doors or business, a move tothe suburbs probably isn’t advisable, but i you wantto trim $125,000 o your annual budget and breathecleaner, resher air and be able to keep a motor cycle andtwo bicycles, a kayak and 250 spare rolls o paper towelson hand (or an unexpected spill---ha ha), I think it’svery sae to say that Westchester County and the suburbsmay very well be the very best place you could everimagine living and it just really might be that or youthe ‘grass is going to be greener and the real estate dealsthat much sweeter’ north o the ‘Boggie Down’ and upyonder where both Audis and amily vans live in mutualharmony and run ree.
Where the grass is always greener and the real estate deals are so much sweeter
There’s no shortage o truly greatschools in Westchester and there’ssomething to be said or being ableto put your kids on a quaint yellowschool bus every morning ratherthan a dreary 4, 5 or 6 train thatcrawls below Manhattan.
