Water Usage – What do we know?
• Jefferies II, LLC has proposed to build a “state of the art” modern Convenience
Market – Gas Station (5,750 SF, including 1,000 SF office space) with a future
addition of 6,000 SF of mixed use office space with a projection of 1,290 gallons of
water per day on Route 250 west in Crozet
• Institute of Transportation Engineers (ITE) trip generation data is the standard for
determining trip count for modern Convenience Market – Gas Stations, section
853
• Water usage is a function of the number of trips to a Convenience Market ‐ Gas
Station (not square feet as a direct correlation)
• The traffic on Route 250 west is increasing and will continue to do as it is the main
transportation artery for the western growth area and is a feeder to I‐64 – current
(2007) count 10,000 vehicles per day (2010 ??, 2020??)
• Brownsville Market averages 1.24 gallons of water per fueling transaction, Tiger
Fuel locations average 1.2 gallons of water per fueling transaction
• The Planning Commission did not approve the SUP due to uncertainties related to
water usage, ground water recharge, runoff water quality and the impact of the
projected water usage on the water wells currently in service in the Freetown
community which neighbors this project

• Tiger Fuel calculates water use for all of its facilities on a gallons per vehicle fueling
transaction ‐ 1.2 gallons per fueling transaction
• Brownsville Market water usage is ‐ 1.24 gallons per fueling transaction
• Water Usage is a function of vehicle trips to a Convenience Market with Gas
Pumps
• Re‐Store 'N Station will significantly exceed their claim as a "state of the art"
modern Convenience facility and require more water than the 1,624 GPD limit
