Should YouUpgrade Before Selling?

 Very few home remodeling upgrades are good financialinvestments. The best return oninvestment often results from akitchen upgrade, which typically increases the value of a home by about 75 cents for each dollarspent. Swimming pools, backyardlandscaping, entryway flooring,and similar upgrades produce aneven lower return on investmentfor a seller. Why, then, should ahome owner install upgradesbefore putting their home on themarket?Many don’t. They might sell theproperty “as-is” or offer differenttypes of “credits” or “allowances”that are really nothing more thanprice adjustments that acknowl-edge outdated features or a flaw inthe property. Credits for worn-outcarpet, “unusual” paint colors,faded kitchen cabinets, falling fences, and roofs that are about toleak are common. If the sellerdoesn’t have the desire or cash toremove these flaws, buyers willnotice them and lower their offerprice – if they make an offer.Despite the lack of return oninvestment in most upgrades,there are times when making them could be the differencebetween getting offers or not get-ting offers. Homes that have notbeen updated will often haveproblems selling under these con-ditions:•High number of homes for sale•Relatively low number of quali-fied buyers•Most of the competing homesin the neighborhood have beenupdatedOffering allowances or creditsassumes that the buyer willupdate the home after they buy it.Unfortunately, most of today’sbuyers are putting nearly all of their available cash into theirdown payment and have little leftover to invest in upgrades. It isusually easier for a buyer to pay alittle more for an updated homeand spread the higher cost overthe life of the mortgage. Yes, somebuyers have extra cash to makethe upgrades, but they usually make up just a small portion of allbuyers.Updating a home prior to put-ting it on the market is usually notabout getting back the dollarsinvested, it’s about generating any reasonable offers at all. In a com-petitive selling environment,homes that are “move-in ready” will sell faster and for a higherprice than homes that are not.Exceptions exist, usually becauseof a property’s unique location,but in most cases the updatedhome is more competitive.

t is one of the oldest family-operated restaurants inMichigan, and one of the most desirable of dining des-tinations.Founded in 1919 by George Dumas, the Sugar Bowl inGaylord was launched as a homemade candy and ice creamshop, employing what was a common name at that time forcandy emporiums across the United States. Soon afteropening, George’s brother Harry joined the operation and within a few years the Sugar Bowl began offering sandwichesto their customers, and the nearly 100 year-old legacy of thisdowntown Gaylord landmark began.Today, the Sugar Bowl Restaurant is operated by GeorgeDumas’ son, Bob, managed by Tony Kaly, and offers a fulltraditional American style menu featuring a variety of spe-cialties such as delectably tender prime rib, fresh whitefish,gourmet salads, and tantalizing homemade desserts high-lighted by red raspberry pie, cheese cakes, and Greek ricepudding and baklava.
