Classic Communities and the Town of Strathmore were happy to hold the rib- bon cutting for the new affordable-housingunits, Bayside Villas on Sept. 6. The projecthas been under construction since earlierthis year.“We’re basically launching the entire site. We’ve got people that have moved in al-ready, but we’ve also just been able to openthe show home,” said Kris Trail, marketingand advertising with Classic Communities.“We thought we would wait until theshow home was open and invite dignitar-ies, and everybody to come with the rib- bon and scissors and everything and dothe cutting.“Basically what we’re doing in Baysideis, it’s a partnership between Classic Com-munities and the Town of Strathmore. InStrathmore you’re able to get into a two bedroom home, with payments of only about $611 a month.” Trail outlined the way it works: the pur-chaser only has to come up with a downpayment around $2,300. For an equivalenthome the down payment would be approx-imately $8,600. The town carries a secondmortgage on the home for about $52,000that never has to be paid back, and that inturn keeps the house $52,000 lower thanthe actual appraised purchase price.“Through our program they’re gettinga mortgage on this home, and buyingthis home for just under $120,000. If they  were to buy it through somebody else they  wouldn’t get the second mortgage and they  would be mortgaging around $172,000,”said Trail. The $611 a month for the two bedroomsalso includes the condo fees Trail said if someone were to buy a homeoutside their program they would have tomake a household qualifying income of around $40,500. Through the Classic Com-munities program potential homeownersonly need to have a household income of $25,000.“Our program really helps people whomay not otherwise have an opportunity toget into homeownership. To get in and theability to buy a home, build some equity and get into the housing market before itgoes too crazy,” said Trail.

Bayside Villas isn’t the only new af-fordable housing complex that held itsgrand opening on Sept. 6.Sagecourt is an affordable-housingrental complex, which was createdthrough a partnership between AgeC-are Communities and the Alberta gov-ernment through the Ministry of Hous-ing and Urban Affairs, also ofcially opened the same day.“Our government is pleased to part-ner with developers like AgeCare tofund housing for lower income Alber-tans. While we measure results in termsof dollars and doors...we see results inthe faces of the individuals and fami-lies we assist,” said the Honourable Jonathan Denis, Minister of Housingand Urban Affairs in a press release.In 1998 Dr. Hasmukh Patel, Chief Executive Ofcer, and Dr. Kabir Jivraj,Managing Director, founded AgeCareLtd. to be able to provide supportivehousing and long term care communi-ties in Alberta.In Strathmore, the Sagewood SeniorsCommunity, which is still under con-struction, will provide 42 affordableliving suites and 60 supportive livingsuites. The Sagecourt building has beencreated to provide affordable homes to young families and singles.“We are pleased to be a partner withthe Province of Alberta and provide lo-cal families and individuals with highquality housing they can call home. Itis a comfort to know that families cangrow and remain successful in a safeand warm environment,” said Patel.“As an organization, family plays alarge part in our corporate philosophy. We pride ourselves in providing hous-ing that allows our tenants to experi-ence a positive, safe and fullling com-munity, which in turn becomes their own warm and inviting family home,”said Jivraj. There are a total of 42 units in Sage-court, though some are already occu-pied.  Twenty-ve performersstrutted, strummed and sangtheir hearts out in fteenminute intervals on Sunday at Rosebud’s Sixth Annual15 Minutes of Fame.Spectators gathered withtheir lawn chairs, blankets,coolers and snacks andhunkered down for someamazing concerts and per-formances on a stage posi-tioned between the Rose- bud Opera House and The Thorny Rose Café in Rose- bud.Rosebud has a long andrich tradition as an artist’s village. The beauty of the valley caused the Blackfootto name it Akokinskway “By the River of Many Roses.” The picturesque valley inspired Canada’s famouspainters, The Group of Seven to visit and paint thelandscape. The agship of the town is Rosebud The-atre, a professional theatrethat attracts over 40,000 visi-tors every year. Productionsrange from drama and com-edies to full-blown summer musicals. But for one day of the year, music is king! The event started off in a big way at noon with gui-tar virtuoso Calum Grahamtaking the stage. Calum isthe Winner of the 2010 Ca-nadian Guitar Competition. The guitar virtuoso has been blasting his way through the Alberta music scene in theshort ve years he’s beenplaying.From the small town of High River, Alberta, he istruly a unique talent thatis destined for the WorldStage. This 19 year-old fret- work phenom has a dynam-ic and upbeat style, and is atthe forefront of a new gen-eration in music. Grahamhas won numerous awardsincluding Canada’s Walk of Fame’s “A Song For Canada”competition that was an-nounced last Thursday.Other awards that he’s won include 2009 Cana-daian Youth Talent Compe-tition and 2009’s Calgary Stampede Talent show. A variety of local and Al- berta artists on deck includ-ed: local magician Lothar Malmberg, Scott Heatcoate,Natalie Gauthier, JoalKamps, local painter/pho-tographer Randall Wiebe,Chesea Murphy, local band The Cat Country Cougar Hunters, Matt St. Jean, Menof Bud, Jesse Northey, SteveEllerbeck, Andrew Scott, Tom Pearson Project, Jus-tine Vandergrift, DonovanSnider, Divided by J, ThePeacocks, Paul Filek, JordanCraig, local singer/songwrit-er Marie Russell, Fire CouleeBandits, local singer CassiaSchramm, Mull River Shuf-ers and the ever-popular Rosebud River Valley Boys. To highlight a few of theartists that performed were Andrew Scott along with his wife Julie, who captivatedthe crowd with his energeticperformance with singing/gargling the song “Don’t Worry Be Happy” whileplaying his ukulele.He nished off his per-formance with a renditionof the old campre song of “Ghost Riders in the Sky. Justine Vandergriftcame with lyrics, rich vocals, cre-ative melodies, rhythmicguitar strength and ever evolving musical arrange-ments guaranteed an in-triguing performance.”Her musical roots rangefrom folk to blues, indierock and country. The evening concluded with a reunion concert of the Rosebud River Valley Boys. This bluegrass bandconsists of local boys BillHamm, Lewis Frere, Roy-al Sproule, Jason Bertsch,Mark Lewandowski, NathanSchmidt and Keith Hamm. The original band formed 20 years ago, and have travelledacross Alberta creating foot-stomping good will amongthe masses. One of the spec-tators commented that “a wonderful nugget of goldentalent could be found nes-tled in among the couleesand it’s great to come out tosuch a wonderful event vir-tually in our own backyard.”
