Check your homeowner insurance policies to be sure youare covered for 
hurricane, storm and wind damage
. TheHOA is responsible for repairing, replacing and maintainingroofs and exterior painting only for “normal” depreciationand would not cover any type of storm damage. Talk to your insurance agent to make sure you are covered.
If a hurricane is approaching
, a member of the HOAwill disable the gates and tie them down with rope. Besure to remove any possessions stored outside on patiosand check with the City of Sanford at 407-688-5100 toensure pick up before placing your garbage and recyclingout for collection during a storm.
Doggie Rules —
Are you being a responsible pet owner and a goodneighbor? Both Seminole County law and RTLCommunity Policies require all dog owners to keeptheir pets on a leash and to pick up their dog’s waste.There are numerous pet waste stations throughoutthe neighborhood for your convenience, which areemptied weekly. Please report all ongoing offendersto Seminole County Animal Control at 407-665-5110 and to Kent Taylor with Leland Managementso we can keep our community clean.

Regulations require that trash containers and recycle bins are
putaway the day of pickup and stored out of sight. They may NOT bestored outside on driveways.
Use a trash container with a lid or sturdy plastic bags that are completely closed and tied off. The use of a sturdy plastic garbage container can greatly reduce the amount of trash in our neighborhood. Garbage should
be placed by the curb
before 6:00 PM
 the night before a collection day (Tuesdays & Fridays). Recycling is only picked up on Tuesdays. Thank you for helping keep our neighborhoodclean! 
Kids Playing in the Streets
Attention parents!!
We have had multiple complaintsabout children playing in the streets and narrowlyavoiding being hit by cars, especially coming aroundcorners. Please speak with your children about usingthe sidewalks and grassy areas for play or going to the park across the street. Their safety is important to us.
Pool Rules
Please familiarize yourself with the rules for theswimming pool.
Loud music, pets, smokingand alcohol are not allowed
. Music must be played using headphones and children under theage of 15 are not permitted use of the pool unlessthey are accompanied by an adult and supervisedcontinuously. Pool hours are dawn to dusk with noexceptions per the County health code.
Parking Rules
Parking in yellow-painted “No Parking” zones,in the grass, and in front of stop signs arenot allowed. Violators will receive a warningnotice on their vehicle marked with the specicviolation. Anyone continuing to violate parkingrules will receive a tow notice. A tow noticeis a 24-hour warning to correct your violation before your car will be towed. Any vehicle blocking a re hydrant will be towed withoutwarning. Long-term and overnight parking of commercial vehicles is prohibited at all times.

Community Garage Sale
If you have stuff you want to sell, the whole community will be holding a garage sale on Saturday, October 8, 2011from 7am to 4pm. The HOA will post “Garage Sale” signs at both gates, advertise the garage sale online and keepthe gates open during those hours.
Clubhouse Rental Policy
If you are interested in renting the clubhouse for a private event,here is what you need to know:A rental agreement must be submitted 14 days in advance.The rental fee of $150.00 for 4 hours is non-refundable.A refundable $200.00 security deposit is required.The HOA will hire an off duty police ofcer for the event.The rental is for the clubhouse only, not the pool area.No alcoholic beverages are permitted at any time.The maximum number of guests is 25.Forms are at the “Resident Portal” at www.lelandmanagement.comTHERE ARE NO EXCEPTIONS TO THE ABOVE POLICY
