Managers Report
Recent headlines would suggest that student applications for the 2012/13 academic year intake, when tuition fees will increase, are down on 2011/12. It should be noted that these reports are only based on the early applications made for Oxbridge and medical, veterinary and dental schools. UCAS do not publish full application statistics until the New Year. We remain of the view that locations reliant upon secondary universities will be most affected by the increase in tuition fees whereas leading institutions, including the Russell Group universities, will be least affected. It should also be noted that the last time there were tuition fee increases in 2006 there was a drop in applications which quickly picked up again the following year; student numbers are generally expected to continue to rise in subsequent years. Sector fundamentals including low rent defaults, high occupancy and a substantial undersupply in many areas, continue to offer compelling investment stories. Independent consultancies agree that provided investments are made in the right locations and operational efficiencies are obtained, prospects for future returns remain highly positive. In our view, our strategy of selecting underlyings that achieve these two key aims will be successful in continuing to create value for shareholders. Our unique structure and liquidity position enables us to maintain a flexible and nimble programme of fund acquisitions and, if necessary, swift disposals unencumbered by physical property.
