The great thing about that website is you can connect with people that  you would never imagine you would be able to connect with and they canrecommend you to someone else and before you know it, you are able toget a partnership and make something work. I’ve actually, about twomonths ago, I got a lead for a commercial property that was worth, like, you know, couple of a million dollars that was being sold for a lot lessthrough that website because somebody contacted me through there.

 Thanks for getting on the call tonight, Peter. Please, can you just go ahead and give an introduction to our listeners, whoyou are and why they should basically listen to you [with]regards to real estate and the Internet.
Peter:
Well, umm, my name is Peter Kolat and he mentioned it. I’mthe founder and creator of www.RealEstateBlackBook.com. Iam an entrepreneur investor and I specialize in real estate
 
marketing and integrating the real estate with the Internet. Ilove Internet and I love the real estate and I think those twowork so well together that they're almost, like, they shouldn'tbe apart from each other because there are so many thingsthat both of these industries can feed along that they shouldbe working together very well. So that’s why I just specializein creative real estate marketing in the Internet. Why shouldyou listen to me? Well the Real Estate Black Book that I’vementioned earlier has been downloaded thousands of timesalready by real estate investors throughout the country. I’vebeen, promoted and recommended by real estate gurus suchas William Tingle, Richard Roop, Steve Cook, and D.C Fowler.I’ve been mentored by Jay Abraham, who is one of the biggestmarketing gurus out there and Rich Schefren who is anotherbig-time Business Holding and Marketing guru. So that'sbasically why I know what I’m doing. My blog is all over theplace and it ranks high in search engines and I believe I canreally help you guys out.

 Yeah, I have to say this though, I did some research on theInternet to find those who are actually using the Internet fortheir business and that is how I came across your blog andyour real estate marketing guide that you have. I found theguide to be very useful and now I have it installed on mysystem. I now use the directory to get access to some of theonline tools I use for my business but what I’ve liked the mostis your blog and the way you actually put out information thatpeople can use for their business. So what I’m going to doright now is ask you the first question which is; Give me anintroduction to real estate and the Internet and how you seethe two working together?
Peter:
Well, as I said, I believe that when it comes to marketing, realestate and Internet are like a perfect couple. They work verywell between each other. The possibilities are endless and youdon't have to wait. The good thing about Internet is you don’thave to waste thousands of dollars on direct mail pieces tosend out to your leads before you can find out if thatmarketing campaign is actually working. On the Internet, youcan start in the next 10 minutes. Start your marketing and forliterally dollars--we're talking by now ten, twenty, fifty dollars--you can figure out if your marketing campaign is working ornot, because of the type of leads you're getting, theconversions you’re getting. So Internet is really good for thatkind of thing. It's also very good to for automating a lot of thestuff you are doing by using the internet to drive leads out toyour website, sending out e-mails to prospects, catchingleads. All that kind of stuff can be automated with softwareand technology that’s undersold. It gives you time to do what
 
you actually should be doing in your business which are,getting deals, flipping properties, or other your marketingstrategies and you can reach more people on a bigger scaleon the Internet. If you want to focus on your own local area,that’s fine but it will go beyond that corner of the bandit signson the street. The people will see you all over the Internet. Arecent survey by, I think it was a national association of realtors found out that it was like 78% or so of people go onthe Internet and do research for their homes before theyactually go on the real world and start looking for homes.
Owen:
Wow.
Peter:
So there is three quarters of people who’re actually going onthe Internet now and doing some kind of a research. They lookfor houses, they find out what they should know or theyshouldn’t know so if you market it on the Internet. So that’swhy I think you should be, everybody should be using theInternet.
Owen:
 Yes, you said something very profound, and that is the idea of local marketing of your business on the Internet becausewhen people think about marketing on the Internet, they thinkabout doing it World Wide. One key thing is that real estate ina sense is kind of local and I was wondering if you can go intosome more details as to how you can use Internet marketingon a local scale?Peter:Well, that’s a very good point that you mentioned here, thegreat thing about Internet is that it's very flexible to work with. You can market people on a global scale, you can market topeople on a local scale, you can market people just in yourhometown and there is a, you probably heard about it.Owen:Okay.Peter:It's a pay-per-click campaign that you can set up with Googlecalled Google AdWords.Owen:Okay.Peter:This tool is basically like an online bandit sign only they'll costyou I’m talking about pennies, if you set them up the rightway and you input the keywords that you want your ad toshow up to. You will first of all list some of the keywords. Solet's say you want to target, um, you said you're fromMaryland, right?Owen:Yes, Maryland.
