Previouslyan auto repair business occupied the site andthere are two existing wood rame buildings. Asmall building at the northeast corner o the siteis leased as commercial space and the linearbuilding along the western edge o the site isused by the owner as an artist’s studio.TOPOGRAPHY34th Avenue is virtually at along the site’s prop-erty line. East Pike Street rises approximatelyfve eet along the sites property line. Thereare existing retaining walls at the southern andwestern edges o the site that maintain the rela-tively level existing site topography. In its largercontext, the site is located just below the cresto a hill along 33rd Avenue rom which westerncity views are prominant. Further east down EastPike Street, views to Lake Washington becomeprominant.ACCESSThe site is bounded by streets on two sides. Tothe east it is bounded by 34th Avenue, which isthe principal commercial street o the Madronaneighborhood. The site is bounded by East PikeStreet to the north, which is the preerred streetor parking access to the site. To the north, 34thAvenue winds down to Lake Washington Avenue.Vehicles entering the neighborhood rom theLake enter the commercial zone o Madrona atEast Pike Street.
