ARTICLEIIGENERALCOVENANTS,CONDITIONSANDRESTRICTIONS
2.1LandUseandBuildingType.AllLotsshallbeusedforsingle-familyresidentialpurposesandsuchusesasarecustomarilyincidentalthereto.NoLotshallbeusedatanytimeforcommercialorbusinesspurposesexceptforsuchconunercialorbusinesspurposesasshallbeconductedandmaintainedsolelywithinaresidentialDwellingUnit;providedthatnosignsrelatingtosaidcommercialorbusinessactivitiesshallbedisplayedwherevisiblefromanypublicorprivateroadwithinthesubdivision;andfurtherprovidedthatsuchcommercialorbusinesspurposesshallnotgeneratemorethananaverageofthreecustomervisitsperdaycalculatedoverafivedayworkweek;andfurtherprovidedthatsuchcommercialorbusinesspurposesshallnotcauseorresultintheparkingofvehiclesonanypublicorprivateroadwithinthesubdivision;andfurtherprovidedthatsuchbusinessdoesnotemployanypersonnotlivingwithintheDwellingUnitconstructedonthesaidLot.Notwithstandingtheforegoing,theDeclarant,orpersonsauthorizedbytheDeclarant,mayuseaLotorLotsfordevelopmentandsalesactivitiesrelatingtothesubdivision,includingbutnotlimitedtouseofLotsformodelhomesorarealestatemarketingandsalesoffice.TheprohibitionofuseofanyLotoranystructurethereonfortheconductofanytradeorbusinessorprofessionalactivitiesincludesandprohibitsuseofanyLotoranystructurethereonfora"half-wayhouse,"treatmentcenter,shelterhome,school,day-carecenterorothersimilaruse,includinguseforthecareortheresidenceofunrelatedphysicallyormentallyhandicappedpersons(notwithstandingtheprovisionsofSection67-6530and67-6531,IdahoCode).Notwithstandingtheforegoing,theBoardmay,initsdiscretionanduponrequestbyanOwner,allowanOwnertoconducta"garagesale"uponsuchOwner'sLot.2.1.1SizeLimitations.AllUnitsshallhavenotlessthan1,300squarefeelofinteriorfloorarea,exclusiveofporchesandgarages.
