Homebuying Do’s and Don’ts
Here are some tips for house hunting success:
Do research the neighborhood: Looking at thehouse is obviously a priori
ty but it’s crucial to
check out the community as a whole.
Do understand all your total monthly costs
–
insurance, taxes, mortgage, upkeep, etc.
Don’t leave yourself cash poor when buying –
youstill need to furnish your home and be able tohandle any unexpected expenses
Don’t buy the priciest home on the block –
it maybe harder to sell in the future and may not providethe same return as other homes
Do get pre-approved
–
not only will it help youunderstand what you can afford, but it will alsomake your offers more serious
Don’t trust everything you read or are told –
homeads are written to draw your interest and the
seller’s agent
might try and do the same. Be asmart buyer and do your own investigation (orhave your agent help you)
Don’t buy just for t
he furnishings/design - a greatdesigner can make a home look fabulous, but itmay not fit your needs. Instead, make sure thespace will fit your furnishings and your lifestyle, focusing on the size and floor plan.
Do be careful with real estate auctions andforeclosures
–
they can often be bid up and comewith some uncovered issues. You can get a gooddeal, just make sure you do your research.
Do buy based on what you need, not what youmay want. The average home is owned for 8years, so think about what you need now and mayneed in the upcoming years.
Do use a good professional team
–
seller
s don’t
always disclose the entire truth
–
a good agentand inspector can help get to the bottom of anyissues
Do look at multiple homes
–
buying the first homeyou see (without comparison) could lead you tooverpay or miss out on another great home. Themore homes you look at, the more educated youwill be about the market.
