Light Fixtures & Gutters
 —Exterior light xtures have been installed on all new buildings and front gutters will be going up soon.
New Landscapers
 —We have hired a new company,Balforn Landscape, though Ash will still be on the property for the next 60 days. Check our FB page for anupdated Sprinkler Repair number soon.
Meet your Board Members:
Kent Taylor with Leland Management, JennaLauer, Cindy Wibker, & Don O’Brien, Board Members.
You can get in touch with the RTL HOA Board by contacting Kent Taylor at Leland Management. The Board will meet the third Tuesdayof each month at 7:00PM in the Clubhouse. Meetings are open to all homeowners & residents who wish to attend.
Lennar Is Gone & Gates Are Closed
 — Now thatLennar has completed all construction, the gates will beclosed at all times. See contact information for LauraMills below if you still need a gate code or remote.
Mulch
 —The HOA will mulch the neighborhood whenfunds are available. In the meantime, you are allowedto mulch your own property if the following criteria aremet: (1) use brown cypress chips, and (2) get approvalof the Architectural Review Committee. Approval can be obtained by ling the proper form. See p. 2 or p. 6 for how to obtain the forms.

Please tell your children not to play in the street or behindothers’ homes. We’ve had several complaints about children being narrowly missed by cars coming around corners andabout balls hitting others’ windows, porches, and vehicles.Please speak with your children about using the sidewalksand grassy areas for play or going to the park across thestreet. Their safety is important to us.

here is an issue with teens climbing over thewalls, especially in the corner near Greystone. The wall is being damaged and must be repaired, which ultimately weALL pay for via HOA dues. Parents, please ask your chil-dren to refrain from climbing over the walls in the future.
TO ALL DOG OWNERS —
We continue to receive multiple complaints aboutneighbors not leashing or picking up after their dogs, andeven allowing their dogs to defecate on sidewalks. Thisis especially a problem around the pond. Both SeminoleCounty law and RTL Community Policies require alldog owners to keep their pets on a leash and to pick uptheir dog’s waste. There are numerous pet waste stationsthroughout the neighborhood for your convenience.Please report all ongoing offenders to Seminole CountyAnimal Control at 407-665-5110 and to Kent Taylor withLeland Management so we can keep our communityclean.

POLICIES
Trash
Regulations require that trash containers and recycle bins are
putaway the day of pickup and stored out of sight. They may NOT bestored outside on driveways.
Use a trash container with a lid or sturdy plastic bags that are completely closed and tied off. The use of a sturdy plastic garbage container can greatly reduce the amount of trash in our neighborhood. Garbage should
not
be placed by the curb
before 6:00 PM
 the night before a collection day (Tuesdays & Fridays). Recycling is only picked up on Tuesdays. Thank you for helping keep our neighborhoodclean! 
Expensive Sprinkler Repairs—
Sprinkler repairs have been both extensive AND expensive!
OUR 
HOA dues pay for all sprinkler repairs, so, please re-frain from parking with your tires on the grass. Repeated re- pairs at the same residence will result in the vehicle owner or homeowner being charged for the repairs.Also, if you have a broken sprinkler head spraying a largestream of water upward, please call to report it. Again,
OUR 
HOA dues pay the water bill. If we all work together to prevent sprinkler heads from being broken and report broken ones asap, we can help keep our HOA dues low. Toreport a broken sprinkler head, call Ash Landscape at 321-302-4541.
 
Pool Rules
Please familiarize yourself with the rules for theswimming pool.
Loud music, pets, smokingand alcohol are not allowed
. Music must be played using headphones and children under theage of 15 are not permitted use of the pool unlessthey are accompanied by an adult and supervisedcontinuously. Pool hours are dawn to dusk with noexceptions per the County health code.
Parking Rules
Parking in yellow-painted “No Parking” zones, inthe grass, and in front of stop signs are not allowed.Violators will receive a warning notice on their vehicle marked with the specic violation. Anyonecontinuing to violate parking rules will receive a townotice. A tow notice is a 24-hour warning to correctyour violation before your car will be towed. Anyvehicle blocking a re hydrant will be towed withoutwarning. Long-term and overnight parking of commercial vehicles is prohibited at all times.

Ongoing Repairs in the Neighborhood
Jesse Arms from Advanced Property Repairs will be doing the stucco repair work with two of his people in thecommunity. Notices are going to be left at the front doors of buildings where work will begin. Also people from JCPainting will be working on the outside wall and painting within the community.

Clubhouse Rental Policy
If you are interested in renting the clubhouse for a private event,here is what you need to know:A rental agreement must be submitted 14 days in advance.The rental fee of $150.00 for 4 hours is non-refundable.A refundable $200.00 security deposit is required.The HOA will hire an off duty police ofcer for the event.The rental is for the clubhouse only, not the pool area.No alcoholic beverages are permitted at any time.The maximum number of guests is 25.Forms are at the “Resident Portal” at www.lelandmanagement.comTHERE ARE NO EXCEPTIONS TO THE ABOVE POLICY
