This 2004 study details the hyper-expanding demand for apartments, new homes, new townhomes and new condominiums near fixed light rail transit stations in the United States. Reconnecting America and the Center for Transit Oriented Development have exhaustively researched this subject; one which may prove to be the most critical and prophetic predictor of housing demand trends during the next 20 years.

For example, the Dallas/Plano/Irving Texas metropolitan area had 57,017 households existing in 2005 in transit zones. The study predicts that the number of households in Dallas/Plano/Irving will grow to 264,532 or an increase of 207,000 households by the year 2025. This represents a cummulative growth rate of 364%.

*It should be noted that Reconnecting America/CTOD updated the projections published in this report in 2007, further increasing projected demand.
