1913, operated w6am as a ham radio operation from his land atop the palos Verdes peninsula at the junction of armaga Springs road and highridge road in rolling hills estates. his antennae farm included a huge installation of rhombics antennas each perched upon telephone poles, some over 150 feet tall. the site was originally acquired in the 1930s by press-wireless, owned by a group of newspapers to receive news dispatches from around the world. during ww ii, the war department used the facilities to communicate with battle operations in the pacific, relayed to pearl harbor. in 1942, william arthur Schuler, 23, who lived in palos Verdes estates and worked for press-wireless, was arrested by the fBi for spying. he had offered to transmit messages to foreign agents using the press-wireless transmitters. he got six years in

the federal penitentiary. in 1945, don wallace bought the land from Kelvin Vanderlip, president of the palos Verdes corp. who, in order to control deed restrictions, had bought the land from press-wireless. the station in 1945 had 120 acres of land with 16 rhombics antennae, the longest being 1500 feet (end to end). this 1500 foot rhombic is widely believed to have been the largest beam antenna ever in amateur service. he had 61 telephone poles, each at 80 feet and another 90 feed line poles (25 feet high each). these antennas were fed by 52 mileS of feed lines.

its something nearly everyone has done as a kid--catch fireflies. on those hot summer nights out in the backyard, running around and catching them in your hands or in jars, fireflies always bring back special memories for so many. that memory and unique image is something the luke lamp co. and its do it all designer luke Kelly have recreated with their lighting designs. many customers say that many of the pieces remind them of fireflies. it honestly wasnt something i consciously did, Kelly said. it is only after doing the mechanics of the piece that the aesthetic was created. it is pretty neat though that it came out that way. the mason jar lamps are a best seller for Kelly, however he creates other lighting with vintage wood barn siding and even vintage teal or clear glass telegraph insulators. i decided there is way too much cool old lighting out there left lonely and nonfunctional in cardboard boxes and street corners and so i must take it upon myself to give new life to what i can, said Kelly. Kelly started the company in the summer of 2011 in mamaroneck, new york

after rummaging through thrift stores during his familys yearly vacations to new hampshire. his business grew from there, and now he has customers in over 20 countries, including: australia, germany and finland. luke lamp company also designs and sells things for the home that dont involve electricity or fire. the company sells hanging mason jar vases, rope candle holders and wooden signs. using his apartment as a workshop, Kelly said his designs can take anywhere from two hours for small lamps to many more for industrial lighting. and with 45 different designs that range in price from $59-$949, hes always coming up with new ideas. while i get the nuts and bolts for my pieces from my local hardware store, i love flipping through supply catalogs, Kelly said. they have thousands of different pieces and i always find things that spark my interest to create new designs. Lets first start by saying it is the hot topic du jour...
Yes, everyone is talking about them, but what are pocket listings? First of all we need to start at the beginning and talk about a Listing. A Listing in terms of Real Estate is a signed agreement between a Real Estate Broker and the owner of a property. The Listing Agreement states that the Broker has been employed to market and sell a property at a certain

price and at a certain commission for a specific time period. If the Broker performs per the contract he is entitled to get paid the agreed amount of commission upon the close of a successful escrow. A pocket listing can mean many things. For the most part it means that a particular home is being offered for sale but is not being promoted on the MLS (Multiple Listing Service) nor is it likely being advertised in most preferred Real Estate media outlets. It is somewhat of a secret offering of a

property for sale. This is a property that is leaked quietly into the marketplace, usually by word of mouth. A pocket listing could be known by as little as 1 or 2 people to as many as an entire community. It is at the complete discretion of the person who knows about it to pass along the information. In simple terms it means that an owner of a property has told someone else, usually a licensed Real Estate professional, that they want to sell their home and its OK to tell others about it. There may or may not

There are truly a dozen or more reasons why sellers choose to remain a pocket listing, but it is the pros and cons for buyers and sellers that has the Manhattan Beach marketplace in a buzz today.

PROS FOR A BUYER


The competition in a heating up sellers market is certainly reduced. If fewer buyers know about a potential home for sale, and you are lucky enough to hear about it before they do, your chances of landing the home increases. If the home matches your exact needs it is a great feeling knowing you are one of the few to get in first and have a chance to buy it before the world found out about it.

PROS FOR SELLERS


It is the sellers that usually choose to keep their home off the market to the general public for their own personal reasons. If acting as a pocket listing solves that concern, then the seller is certainly happy to do it that way. It also puts them in a strong negotiation position since they can simply say no to any offer that doesnt meet their satisfaction. Sellers additionally have the option of Testing the Market at a higher price without tainting their home publicly with a price that is considered too high. Best of all; no open houses, no preparing the home for sale every single morning before you go to work, and showings take place on your time schedule.

CONS FOR A BUYER


Sellers are typically less motivated to negotiate on their price; the sellers know the home has not been publicized. If you are not willing to pay the sellers price you will likely not be owning the home. WARNING! If you are dealing with a seller that has a pocket listing that was verbally created and they have not signed a written listing agreement, there is no obligation for the seller to sell the property at their stated price. As a buyer you may be offering on a home what appears to be full price and the seller could say Thanks but no thanks, I have changed my mind This happens all too often. You think you are making an offer on a legitimate pocket listing but you come to find out someone was either misinformed or the seller just wont commit to selling and many parties are left disappointed.

CONS FOR SELLERS


There will always be that question that may linger What if I had put it on the market, the MLS and in print? Would I have sold it for more? Fortunately for sellers, if it doesnt sell within their time frame as a pocket listing, they still have the option of executing a full, public marketing campaign.

be a written agreement to do so. It could simply be someone saying Hey, if you bring me an offer of 2 million dollars I will sell my home. If a Real Estate agent heard that what should they do? Well, if they are proactive, they try to find a buyer. They either check within their own personal pool of buyers or they check with other agents that they know to see if they have a buyer. They tell the agent they know that I now have a pocket listing at 123 Main Street, and if you bring me an offer of 2 Million dollars we can get the deal done.

As stated previously it is highly possible that there is no written agreement between the owner of the property and the person saying they have a pocket listing. It is also possible, however, that the owner of the property actually signed a valid Listing Agreement but told the agent they do not want the property publicized in the traditional manner. They do not want it on the MLS, they do not want it advertised, and they do not want any open houses. You can sell the property, you can show the property; just dont tell the world about it.

Why would a seller chose to use the pocket listing method? The reasons are endless. They may have very little motivation to sell the home but if you bring them a great price they would sell it. They could be very private and prefer that the world doesnt know they are selling. They may not have the home prepared for viewings but they are OK if someone brings them an offer. They know they want to sell at a date in the near future and do not think its necessary to put it on the market until that date but would be open to receiving an offer early provided the buyer was willing to wait to close and move in.

How do you find pocket listings if you are a buyer? The best short cut to these listings is through the most prominent and reputable agents in the marketplace. Real Estate agents who carry pocket listings usually only share them with agents they know and trust. What should I ask before submitting an offer on a pocket listing? The most important question to ask is, Do you know if the seller has signed a valid listing agreement to sell this home? If the answer is no, its OK to go look at the home but certainly be aware that it is legal for a seller to change their mind, raise their price or do things that can completely frustrate you.

From Sand duneS to SurFerS Walk oF Fame

hermosa Beach came about in 1907 when a 1500acre tract of ten-mile ocean frontage of rancho Sausal redondo (originally part of the 1784 rancho San pedro Spanish land grant) was purchased at $35 per acre. according to history, real estate developers called the new development hermosa, although there is no known record of any one person coming up with the name. imagine that at that time there was no such thing as manhattan Beach, and nearby redondo Beach was primarily a bustling seaport. hermosa offered two miles of beautiful, sandy beach, but that was about all it had, and the sparse-looking sand dunes gave many early settlers the feeling of being 40 miles from nowhere. the Santa fe railway was reportedly hermosas only link to civilization, which only added to the feeling of isolation. ten short years later, however, hermosa consisted of 900 residents, a modest downtown business section, one church, and two schools with a total enrollment of more than 100 students. hermosa was growing fast, thanks to the foresight of early developers. the concrete pier built in 1915 was unique in that it featured a decorative, arched building at the pier entrance which hosted the city library, chamber of commerce, lifeguard headquarters, and the hermosa Beach Surfing club. club members were allowed to store their boards here, which was a good thing as the boards in those days easily weighed approximately 80 to 90 pounds. moving into the 1920s, ocean view lots could be had for $105, with $5 down to get started. for a lot that was two short blocks from the ocean, you could put $50 down toward the purchase price of $350, and pay $10 per month. in later years, the growth of the aerospace industry had a profound effect on the area, both in employment and in surfing. aerospace workers brought home plenty of innovative, lightweight materials. enterprising surfers experimented and figured out how to make their surfboards lighter, and soon a new, exciting surf industry was created. there was such an explosion in the popularity of surfing, and a demand for the latest in lightweight surfboards, that at one time the South Bay manufactured more surfboards than the rest of the world combined. fast forward to the present day, and hermosa Beach celebrated its 105th anniversary this year. Surfing, beach volleyball, cruising the Strand these are all popular activities that enjoyed early histories in hermosa and continue to appeal to visitors and future residents alike.

hermosa claims to be the birthplace of california surfing, and although other california coastal towns may take issue with this claim, there is no disputing the fact that hermosa Beach had, and continues to have, an impact on the sport of surfing, surfboard shaping, and surf culture in general. from the hermosa Beach Surfing club holding its annual dance at the hermosa Biltmore in 1940, to the current effort in reforming local surf clubs, hermosa continues to play an important part in the history of surfing. in order to honor the pioneers of surfing, the Surfers walk of fame was established in 2003 in which decorative plaques adorn the pier. another annual event specific to hermosa is the Surf festival, which features events including the classic charlie Saikley Volleyball tournament, international Body Surfing championship, and of course, Surfing championships. the 2012 Surf festival will be held from July 31 to august 5. for more information, go to www.surffestival.org.

open for just over a year, fishBar in el porto has already begun making quite a name for itself. with lines out the door on the weekend, locals have begun flocking to the restaurant for its reasonable and unique menu, along with its fun atmosphere. modeling the restaurant after classic american seafood houses, fishBar has a long wooden bar that seats about 20 and shell shaped booths that surround it, along with bamboo walls and ceiling fans to create a casual beach vibe. we just knew we couldnt stray too far from the characteristics of the building and the area, chef Jessica Jordan said. we really wanted to appeal to the locals. and after a year, we have exceeded our expectations and everyone elses. it has been Jordans goal since the first day fishBar opened to have not only have the freshest seafood, but to deliver the best value to customers. on the phone with vendors every week, Jordan gets seafood from across the globe, looking for the best seasonal seafood. we strive to be very competitive, Jordan said. we take serious pride in how fresh our seafood is. we are fanatical about it. we just wanna pass that along to the customer. while Jordan does play around with the menu, she always makes sure to have consistent items. Some customer favorites include: mesquite grilled mahi mahi ($14.99), shrimp and scallop skewers ($13.99) and mesquite grilled salmon (14.99). unlike many restaurants that just have happy hour monday-friday, fishBar has specials seven days a week. Some of their best deals include: Shrimp Shack monday (seven shrimp specials under $7), lobster thursday ( $25.99 for a 11/2 lb. whole maine lobster and two sides) and Sunday funday (fishBar bloody marys and mimosa pitchers). however, it isnt just the food, but the drinks--one in particular--that also keeps locals coming back for more. getting second place in a national contest, the fishBar bloody mary ( the bars #1 selling drink) could literally be considered a meal in itself, with a strip of applewood smoked bacon, one shrimp and pickled asparagus in every glass. we are on the 30-year plan, manager Simeon moses said. we dont want to be here today and gone tomorrow. we want to be here for the locals for the next 30 years. we want to provide good food and service and keep people coming back year after year.
