    As a landlord, sometimes you have no choice but to evict a tenant. Giving your tenant an Eviction Notice (more formally known as a Notice to Quit or a Demand for Possession in Georgia) is the first step in attempting to remove a tenant from a rental property. Georgia law requires a landlord to give a tenant proper notice before the eviction process can begin. Use a Georgia Eviction Notice if you want to begin the process of removing your tenant.

    NOTICE TO CURE OR QUIT

    April 30, 2012 Dorian R. Rothschild David G. Milton 35 Palm Circle Dr. Burnville, California 46554 TO TENANT(S) AND ALL OTHERS IN POSSESSION OF THE PREMISES LOCATED AT: 35 Palm Circle Dr., Burnville, California 46554 PLEASE TAKE NOTICE that you have violated the following term(s) in your lease and/or rental agreement dated January 05, 2012: Section 3 Paragraph 4. Tenant has racked up four noise complaints from multiple neighbors within a three month period. PLEASE TAKE FURTHER NOTICE that within 10 days after service of this notice, you are hereby required to perform the aforesaid covenant(s) OR quit the subject premises, move out, and deliver up possession of the same to Peter W. Bush. Failure to perform aforesaid covenant(s) OR vacate the premises WITHIN 10 days as required by this notice will result in forfeiture of the lease and/or rental agreement and will institute a dispossessory action against you to recover rent, damages and possession of said premises. THIS IS INTENDED AS A 10 DAY LEGAL NOTICE FOR THE PURPOSE OF TERMINATING YOUR TENANCY. THIS NOTICE IS IN ACCORDANCE WITH GEORGIA STATE PROPERTY CODE.
