AND WHEREAS the Lessor is desirous of giving on lease the above mentionedproperty and the Lessee is desirous of taking on lease the schedule property onthe terms and conditions hereinafter contained ; NOW THIS AGREEMENT WITNESSES AS FOLLOWS :1.The Lessor shall lease and the Lessee shall take on lease the propertyon the terms and conditions hereinafter contained.
The lease of the schedule property shall commence from the<Le_Date>6 and shall in the first instance be for a period of <Period>1months.
The lease may be renewed there after for a further period of 11months with an increase of 10% on monthly rent payable.
The Lessee shall pay a monthly rent of <Rent> <Words> during theperiod of Lease for the schedule property. Such rent shall be paid by theLessee to the Lessor by cheque on or before the 5th of each month.Such payment representing rent payable for the current month.
The Lessee agrees that upon or before taking vacant possession of thescheduled property in pursuance of this lease agreement it shall pay theLessor a sum of <Deposit> <Words1> as security deposit which shall berefunded by the him/her to the lessee without interest simultaneously withthe lessee handing over vacant possession of the schedule property tothe Lessor.
Charges for electricity, & water consumed
in the schedule property shallbe borne and paid by the Lessee.6.The Lessee shall not sub-let the schedule property or part withpossession or occupation thereof or transfer or assign the tenancy rightsin favour of any one else except as hereinafter stated.
The Lessor shall bear and pay the property taxes, rates and cesses etc.,payable to the Corporation of the City of Hyderabad in respect of theschedule property as also any increases therein.8.The Lessee shall not make any structural additions or alterations in theschedule property without the consent of the Lessor and will not removeany fittings and fixtures.contd.3
