Principles
Following the approval of a new ASDA store and B1 development atMiddleton, Leeds (application reference 09/02589/FU), a revisedscheme has been drawn up in response to
ASDA’s
updated storerequirements, the opportunity to reduce the construction time period
and to respond to Leeds City Council highways requirements. The store
layout has also been revised to improve servicing, increase efficiencywithin the store and to provide a solution to the need for cut and fillwithin the site.The proposed amendments have been discussed with Planning officersand Middleton Ward Members and developed in line with thecomments received.The proposed amendments, as shown in this explanatory note, allowsthe store to be as closely modelled to the Planning Approved scheme aspossible, whilst responding to updated requirements.The corner features and multiple active facades are retained and thestore continues to retain the approved linkages with the District Centreand also the proposed car park situated to the South of the store andassociated public realm.Access to the site remains unchanged. However access into the car parkhas changed, with an extra turning lane added to prevent potentialvehicle stacking. Principles
The aspect of the store (facing the existing District Centre) has not beenaltered from previously approved. However, the position of the store onthe Site has altered slightly with the store being located closer to the
northern boundary.
This has led to the requirement for the service yard to be positionedalong the Eastern edge of the building as opposed to on the Northernboundary, to allow ease of servicing for the store.This has meant that disabled parking originally positioned here has beenmoved in front of the store to achieve the required numbers, but thearea of public realm in front of the store has not been affected due tothe increase in space from the stores repositioning further North.As the store design has been updated, this has required a change to thebuilding layout. The store design has been updated to the latest ASDAModel Principles to produce a more efficient store. This includes alowered roof height, which will help reduce the impact of the buildingsmass on its surroundings and will also be more energy efficient as thereis less space to heat and consequentially reduces power demand.Plant has been relocated to the roof, which has a raised parapet to helphide the plant from street view. The plant is closer to the fixtures in thesales floor allowing the store to run more efficiently. The roof has beenlowered but the entrance pod has kept the original height, allowing it to
stand out across the car park.
