 Where do you start?:
As you might be able to tell, this listof websites started with a search of Google. Google actually hastens of thousands of viable websites which you can use. “Where do I start?”
 One of the best answers is to start with areas of the country youare familiar with. 2. You don’t need to search a lot of listings to be successful:
 One of the reasons we listed hundreds of websites, is because wewanted to show you how big the opportunity was on the Internet.Frankly, it’s huge.But you don’t need a lot websites to be successful.Most property Scout become comfortable searching one, two orthree. Based upon where you are located, and the types ofproperty you are interested in finding, you can use the searchengines to locate find the exact real estate databases listingsyou want.
3. Paid vs. unpaid listings:
Now there are some listing databasewebsites which want you to pay for a premium service.Loopnet.com for one has a $40.00 fee for their premium service.Different websites have different offers.The big question is whether the paid yields better propertiesthan the unpaid.The answer is because we are NOT looking for the “cream of thecrop”, because we are looking for “problem children”… It probablydoesn’t matter. However, there is one exception:Some websites allow you to be notified when a property is enteredwhich meets your pre-determined criteria.That is a good service which might be worth paying for.
4. Age of the Listings:
 Although this was covered in the manual,it bears repeating: The age of the property could be a goodindicator of how old the listing is. And the older it is,there’s a good chance the more motivated the owner is.So you may not want the newest listings. You may want the one’smost people have “picked over” because thos are usually theproperties that have the most merit.Why?
